RFP 10841 Douglas Avenue Development

The City of Urbandale is seeking qualified developers to purchase and develop a 2.05-acre property at 10841 Douglas Avenue into quality, stable affordable housing that serves households at or below 60% of Area Median Income. The selected developer must commit to maintaining long-term affordability for 20+ years and provide a mix of unit types including two- and three-bedroom units suitable for families. Proposals will be evaluated based on the developer's experience with affordable housing projects, project feasibility, and commitment to housing affordability, with additional consideration given to community-oriented design features and environmental stewardship measures. The City has recently been designated an Iowa Thriving Community, which provides additional points for Low-Income Housing Tax Credit applications on this site. The successful proposer will enter into purchase and development agreements with the City to ensure the project's continued affordability and community benefit.
