PART 1 - GENERAL
1.1 RELATED DOCUMENTS
A. Drawings and general provisions of the Contract, including the Standard and Supplementary Conditions and other
Division 1 Specification Sections, apply to this section.
1.2 WORK COVERED BY CONTRACT DOCUMENTS
A. Project Identification: The Project consists of cleaning, repairing and restoring portions of the existing brick
masonry and precast concrete units on the Skillman building located at the Wayne State University Main Campus
in Detroit, Michigan. The existing exterior windows in the building will be removed and replaced as part of this
scope of work.

C. Project Coordinator: Ron Kahle of Wayne State University Design and Construction Services has been appointed
by Owner to serve as Project Manager.
1.3 PROJECT INFORMATION
A. The Work consists of renovations to portions of the Skillman Building on the Wayne State University Main
Detroit Campus.
1. The enclosure repair project consists of window replacement as specified and per the drawings. The
Work includes selective demolition of the existing exterior windows and replacing them with a new
curtain wall assembly and with replacement of existing precast concrete sealants and flashing repair.

2. All dimensions provided are approximate and MUST be verified by contractor prior to bid submission.
No change orders or allowances will be considered for additional quantities or material required to
complete the project.
3. The Work also includes providing barricades and signage in work areas to prevent public access to
construction zones.
4. Major aspects of the work include:
a. Contractor shall visit the site and be familiar with existing conditions.
b. Contractor to provide WSU and Consultant Team workplan identifying difficult details and
showing an understanding for means, method sequences and procedures for carrying out
construction.
c. Cleaning existing precast units at new curtainwall locations necessary to install sealants.
d. Repairing existing structural steel supports and attachments for window bracing.
e. Installing new structural steel supports and braces for new curtainwall assemblies.
f. Removing and replacing existing sealants at precast panel units at new curtainwall locations.
g. Incorporate wiring and connecting WSU alarm system to new doors at entrance.
1.4 WORK COVERED BY CONTRACT DOCUMENTS
A. The Work of the Project is defined by the Contract Documents and consists of the following. The Contractor
shall:
1. Provide and maintain all enclosures, fencing of construction area, interior protection, exterior protection,
and ground protection as necessary and as required by Division 01 Section 5000 Temporary Facilities
and Controls.
2. Remove ALL existing joint sealant and back-up material from precast units at windows replacement
perimeter locations ONLY, and other perimeter joints within the designed exterior walls with new
window assemblies indicated on the drawing set. Provide new back-up material and silicone joint
sealant. Refer to Section 079200 - Joint Sealants.
3. Trim ALL existing gaskets and provide wet glazing seals to ALL glazing frame joints at designated new
windows including glass-to-frame, and frame-to-frame joints, with bond breaker and silicone joint
sealant. Refer to Section 079200 - Joint Sealants.
a. The approximate lineal footage of wet glazing sealant is 900 LF.
b. This work item is considered lump sum pricing, and the Contractor shall field verify all
quantities prior to submitting a bid.
4. Cut and remove existing sealant and backer material from existing precast concrete units and replace
sealants at joints per the National Precast Concrete Association (NPCA) recommendations at window
locations throughout the exterior of the building and/or as designated on the drawings. The Contractor
is to thoroughly inspect all precast concrete required sealant work around new window frames. This
precast concrete sealant work is localized and isolated to the east, north and west elevations. Refer to
Section 040120 - Maintenance of Masonry.
a. The approximate lineal footage of general repair is 280 LF.
b. This work item is considered lump sum pricing, and the Contractor shall field verify all
quantities prior to submitting a bid.
c. Provide unit prices for localized and isolated repairs.
