TO ALL PROSPECTIVE BIDDERS:
The following question(s) were submitted by potential bidders with answers listed below in red:
Q-7. Looking through the documents, I don't see a required number of days for
construction. Can you provide the number of days for substantial and final completion?
A-7. 548 calendar days
Q-8. Drawing A-701 (ROOM FINISH SCHEDULE – FIRST FLOOR) does not list finishes for
55 of the 66 rooms on the schedule. The vast majority are listed as “varies” while some are
simply left blank. The floor finish is shown on the drawing, but the base, wall finish and ceilings
need to be defined. Please clarify what is required.

Q-9. The Door Schedules (A-631, A-632, A-633) do not appear to be complete. The column for
the Hardware Sets is not filled in, among other things. The project manual in section 08 71 00
(DOORS AND DOOR HARDWARE) do contain a listing for hardware for the doors on the
First Floor, but in several places it does not match the Door Schedule. The specifications lists
hardware for doors 148A, 159A, 165A, 167A, 126B, 152B, 157A, 133A, 138A, 139A, 145A,
158A, 160A, but these doors are not listed on the Door Schedule. The specifications do not list
any Finish Hardware for the doors on the Second and Third Floors. Please let us know what we
should price.

Q-10. Are there any ALLOWANCES associated with this project? The project manual does not
contain as Allowance section. There really needs to be an Allowance for the Utility Connection

Fees as you know that MLGW will not provide pricing for a project until a contract is actually
signed.
A-10. Bidding GC’s are to include $200,000 as an allowance.
Q-11. Stair Tread with contrasting with abrasive grit strip and separate Risers to match colors is
listed in the specifications but not listed on finish plan. Do we price the treads on this project?
A-11. Stair treads, risers, and all landings are to be Johnsonite Rubber Stairwell
system:
Color: 84 Blue Jeans
Tread and Landing Pattern: Diamond
Tread Insert: 40 Black Insert
Q-12. What carpet that’s Noted-CRPT-01? Is it J&J Incognito- 1841 intelligence 24”x24”?
A-12. Walk off carpet - Tuff Stuff II Step in Style II GT312 955 Cobalt installed ¼ turn.
Q-13. Room Schedule Doesn’t match the Finish Plans- We will price Project per notes on Finish
plan. Reference room finish schedule on A-701.

Q-14. Do we price Flooring Protection for all Flooring Material?
A-14. It is the success general contractor’s responsibility to project all installed
materials until the project is turned over to owner.
Q-15. Do we price 5% Added Stock for all Material?
A-15. Yes
Q-16. I am preparing the takeoff for Fire Protection section (104400) for the Shelby County
Clinic – Whitehaven, I see that the specs call for multiple types of fire extinguishers and cabinet
but the plans only mark the FE and FEC but not the specific type. Is there more information that
can be provided so I can ensure that our quantities and scope of work can be aligned?
A-16. All fire extinguishers are to be red 10 lb. Class A type. Brands/ manufacturers
carrying UL certification are acceptable. Some examples are Amerex, Kiddle,
Badger, Buckey, and Ansul. Fire extinguisher cabinets are to be ADA compliant
semi-recessed. Basis of design: Larsen 240957 Aluminum full glass type or equal.
Q-17. Please send us an updated planholders/bidders list.
A-17. Shelby County Government does not maintain or release a planholders/bidders
list; however, the sign-in sheet for the mandatory pre-bid meeting will be posted
on the county website.

Q-18. Please also let us know if there are any changes to the bid date
A-18. Shelby County Government bid postings are located on the County’s website at
www.shelbycountytn.gov. At the top of the home page, click on the dropdown
box under “Business”, Click on “Purchasing” and “Bids” to locate the name of
the above-described Sealed Bid.
Q-19. Please provide a construction cost estimate or budget range if available.
A-19. Not available.
Q-20. Is there a required start date for construction?
A-20. No, construction will not begin unit the contract is awarded and Notice to
Proceed is issued.
Q-21. Is the number of days for completion an evaluation factor for the award selection?
A-21. See Q-7 above.
Q-22. Will there be an allowance for the furniture?
A-22. No, contractor is to be provide pricing for all furnishings based upon the basis of
design or equal.
Q-23. If the FF&E is contractor-furnished, contractor-installed, does that include the medical
equipment, i.e. microscopes?
A-23. Medical equipment is OFOI. All other items are CFCI
Q-24. Are there any additional Alternative work elements?
A-24. Other than the parking area identified as Alt No. 1, no.
Q-25. May will make additional site visit and if so with whom do we coordinate?
A-25. The site is a parking lot and is open 24/7/365. One is more than welcome to go
visit when convenient. If need, contact Jeff Goodman at 814 Jefferson: 901-426-

Q-26. At the prebid we were told to furnish everything on the A 9 sheets. There are only specs
for three chairs and three tables. Are we to price the other items on this sheet? Please provide a
complete spec for all items of furniture we should price. On A903 the schedule of the furniture
needs to be corrected. It mentions D-311 twelve times but there is not a D-311 there is a O-311
office. The other offices are not on the schedule.

Q-27. For the windows receiving the security film, it states "3M Scotchshield Ultra Safety &
Security Window Film". That is very vague on which thickness, and what they are trying to
achieve. The specs do not give us much to go off of at all.
A-27. The 3M Safety & Security Window Film has been eliminated from the project.
Q-28. The A8 sheets need to be revised to show model number of what furniture and equipment
we are furnishing.
A-28. See updated A-800 series sheets.
Q-29. The time of the project should be identified so that all the bidders are bidding on the same
time frame project. If everyone is bidding on different time frames, how will these time frames
be used in determining the awarded contractor?
A-29. See response to question No. 7 above.
Q-30. On Security Film schedule.
• 1st Floor - Security Checking - Elevation not shown Should it be the B? FP Nurse does
not show a “F” glass.
• 2nd Floor - Check in B2 and B3 not on Plans. Does Conference Door/S/L get film. BP
Peer Office shows no elevation
• 3rd Floor - Accessory #4 no glass specified. Offices 306-310 - No film specified.

Q-31. As discussed at the pre-bid meeting today, the Furniture indicated on the “900” drawings
is to be CFCI. The drawings contain FURNITURE DESCRIPTIONS for items CH-1, CH-6,
CH-9, TB-2, TB-5 and TB-6. We need product information for the following items: CH-2, CH-
3, CH-4, CH-5, CH-7, CH-8, CH-10, CH-12, CH-13, CH-14, CH-15, CH-19, CH-20 TB-1, TB-
3, TB-4, TB-10DSK-1, DSK-2, DSK-3
A-31. Please see updated A-900 series sheets.
Q-32. There appears to be some type of louvered sunshades continuous above the curtain wall on
the West elevation of the building. Can we get a detail of the constructions as we have not been
able to find one that depicts the construction?
A-32. The basis of design for the sunshades is Kawneer to match the basis of design
curtain wall system. The basis of design is Versoleil Sunshade Outrigger System
36” deep color red. The details are by the curtain wall manufacturer and are to
be submitted via engineered shop drawings.
Q-33. As discussed at the Pre-Bid Meeting, the Equipment indicated on the “800” drawings
(Equipment Drawings) is to be Owner Furnished and Owner Installed. Please confirm this is
correct.

Q-34. Please provide more specific spec section for the metal wall panels. The spec section listed
is too generic and lists no product or manufacturer or a design for the wall panels. From the
drawings it seems like it will be an ACM system, but it could be using full sheets of aluminum
plate.

Q-35. The ROOM FINISH SCHEDULE – THIRD FLOOR (A-703), has a blank for the Floor
Finish at the Terrace (B-305). The drawing on this page indicates that the finish is RP-01, but
that is not listed or defined in the FINISH NOTE AND ABBREVIATIONS. Please clarify.

Q-36. The drawings indicate that the building gets a TPO Roof system, but the specifications call
for a MODIFIED BITUMINOUS MEMBRANE ROOF that is fully ballasted. Please clarify
what type of roof is required.

Q-37. The project manual contains a section ROOF TOP EQUIPMENT SCREENS (10 02 40),
but the extent of the screens are not indicated on the Roof Plan or the building
elevations. Possibly this section is left over after the requirement for the screens was removed
from the plans, we don’t know. If these are required, please indicate the extent of the screens
required. Also, if the supports need to coordinated with the structural at the roof, please provide
a detail of what will be required.
A-37. There will not be equipment screens.
