Scope of Phase-2 Community center construction RFP
RFP - Request for Proposal - New Construction - Community Center. The Okahumpka Community Club, Inc. is seeking competitive sealed bids from qualified, experienced, licensed, and insured contractors for the final phase of the Okahumpka Historic Rosenwald School Restoration Project. This phase consists of the construction of a single-story Concrete Masonry Unit building, which will be the designated meeting place for visitors to the Historic School, as well as being named the Virgil Darnell Hawkins Community Center. ALL other requirements noted on plan-set numbered 2024-018 drawn by MAJ Architecture and Design, as well as all accompanied engineering and design drawings designs, that will also include site preparation to final finished landscaping.
Winning contractor is responsible for securing the Lake County Building permits as required from documents previously submitted to the Building Dept and Planning & Zoning Departments. Contractor shall supply all labor and materials except for items listed in the accompanying documentation or at the discretion of the owners or Architect.
This project is being funded by grants from the Florida Department of State’s Historic Resources division, and also by a Lake County Community Development Block Grant. Bidders must be willing to work within these agencies’ policies, reporting procedures, payment schedules, documentation requirements, and respond to requests from these agencies as their policies require. The Architects stamped drawings contain some specific materials due to design principals. Please see materials addendum for information regarding materials being donated or being provided by client for this phase of the historic project.
ALL BIDS must be submitted through this website by the deadline, or make arrangements to submit by email to client.

7. EMERGENCY POWER GENERATOR
8. EARLY WARNING FIRE DETECTION, AND SECURITY SYSTEM

JAMES HARDIE FIBER CEMENT PRODUCTS
Bidders, please take note:
The Globel Company of James Hardie Building Products is making a materials donation to this phase of the Okahumpka Historic Rosenwald School Restoration Project. Hardie building materials are being used throughout the course of construction, and the Architects plans for this NEW construction phase. This notice is made as an addendum to and made part-of the official Request for Proposal.
Any location that a James Hardie manufactured product is being called for, bidders should only figure their labor costs to install the Hardie Building Product and not factor in any cost for materials.
The James Hardie products are being used both on the exterior, and on the interior. Architectural drawings clearly denote each instance where these products are being used.
BIDDING NOTES
1) CONTRACTOR SHALL BE FAMILIAR WITH JOB SITE CONDITIONS. THE LACK OF SPECIFIC INFORMATION ON THE DRAWINGS SHALL NOT RELIEVE THE CONTRACTOR OF ANY RESPONSIBILITY. CONTRACTOR SHALL BECOME THOROUGHLY ACQUAINTED WITH THE CONSTRUCTION DETAILS BEFORESUBMITTING A BID AS NO ALLOWANCES WILL BE MADE BECAUSE OF THE CONTRACTOR`S UNFAMILIARITY WITH THE JOB SITE CONDITIONS.
2) PRIOR TO EXECUTING CONSTRUCTION CONTRACT, GENERAL CONTRACTOR MAY BE REQUESTED TO REVISE THEIR BID TO REFLECT THE FINAL CONSTRUCTION SET THAT MAY CONTAIN BIDDING ADDENDA’S, REGULATORY COMMENTS, CLIENT REVISIONS, DRAWING CLARIFICATIONS, OR VARIOUS OTHER MODIFICATIONS.
3) NO DOCUMENT SET OTHER THAN THE CONSTRUCTION SET SHALL BE USED FOR CONSTRUCTION, NOR ALLOWED AFTER CULMINATION OF THE BIDDING PHASE ON SITE OR DISTRIBUTED TO ANY SUB CONTRACTORS/VENDORS/TRADES WITHOUT CLIENT/ARCHITECT APPROVAL AND SPECIFIC NOTIFICATION TO THE RECIPIENT THAT THE DOCUMENTS BEING PROVIDED ARE NOT THE FINAL "CONSTRUCTION SET" AND SHALL NOT BE USED FOR CONSTRUCTION.
4) IF CONFLICTS EXIST, IN DRAWINGS AND/OR SPECIFICATIONS, THE GENERAL CONTRACTOR IS TO BID THE MOST EXPENSIVE OPTION TO RESOLVE THE CONFLICT UNLESS TOLD OTHERWISE VIA ADDENDUM
5) SCOPE OF WORK SHALL INCLUDE ALL LABOR, MATERIALS, TOOLS, EQUIPMENT, RIGGING ETC. TO PERFORM THE WORK AS INDICATED ON THE DRAWINGS AND HEREIN SPECIFIED FOR A COMPLETE INSTALLATION. WHERE THE TERMS "APPROVED EQUAL", "EQUAL TO", OR OTHER GENERAL QUALIFYING TERMS ARE USED, IT SHALL BE UNDERSTOOD THAT REFERENCE IS MADE TO THE RULING AND JUDGEMENT OF THE ARCHITECT.
6) HE GENERAL CONTRACTOR IS RESPONSIBLE FOR ENSURING THE SUB-CONTRACTOR`S ARE BIDDING FROM A COMPLETE SET OF DRAWINGS. NO ADD-ONS WILL BE APPROVED BY THE ARCHITECT DUE TO THE SUBS FAILURE TO COORDINATE BETWEEN ALL DRAWINGS.
7) THE GENERAL CONTRACTOR IS RESPONSIBLE FOR THE COORDINATION OF ALL WORK BY ALL TRADES, INCLUDING THOSE PROVIDED AND DIRECTED BY THE OWNER.
