UPDATED - RFP - DESIGN SERVICES

The Land Clearance for Redevelopment Authority of St. Louis County (the “LCRA”) is a political subdivision organized pursuant to Chapter 99 of the Missouri Revised Statutes for the purposes, among others, of rehabilitating, redeveloping, and renewing real property for residential, commercial, or mixed use for the economic benefit and social welfare of St. Louis County. The St. Louis Economic Development Partnership (the “Partnership”) provides staff for the LCRA.

Consistent with its organizational purposes, the LCRA owns and operates the MET Center, a job- training facility that connects job seekers to training programs and employment, helping employers diversify their workforce, and assisting youth with career skills, located at 6347 Plymouth Avenue in St. Louis County. The MET Center building needs significant improvements and renovations to modernize the building, including:

• New Elevator
• New mezzanine roof
• General renovations and interior improvements
• Wi-Fi, security camera upgrades
• HVAC, Plumbing, and Electrical renovations
• Overlay and restriping of parking lot

Scope of Services

The selected firm will perform the following tasks:

1. Review the various Facility Condition Assessment Reports.
3. Conduct site visits to assess the existing conditions.
4. Review existing building plans, MEP systems, and other documents as appropriate.
5. Work with LCRA and their consultants in determining final scope associated with the facility needs.
6. Work with LCRA and KAI CS 360 in developing the final scope for improvements.
7. Assist LCRA and KAI CS 360 in development of the Design Phase Schedule.
8. Provide professional services as set forth in AIA Document B132-2019, as may be modified.
9. Engage all subconsultants necessary and appropriate for final design scope.
