Description

The U.S. Department of Agriculture (USDA) seeks to lease the following space:



Location Requirements:




  • City, State: Huron, OH

  • County: Erie

    • N: Starting at the intersection of Rt. 121/Camp Rd and Rt. 6, Rt. 6 to Cleveland Rd. W, Main St., Mill St., Huron St., Rt. 6

    • E: Rt. 61/Ceylon Rd.

    • S: Rt. 2, Rt. 10/Bogart Rd.

    • W: Rt. 121/Camp Rd.





Space Requirments:




  • Minimum Usable Square Feet (ABOA): 928

  • Maximum Usable Square Feet (ABOA): 975

  • Maximum Rentable Square Feet (RSF): 1114

Parking Requirements:




  • Reserved Parking Spaces for Government Vehicles: 1 (must be ABAAS / ADA compliant)

Term Requirements:




  • Full Term: 10 Years

Additional Requirements:




  • First floor space is preferred.

  • Space shall be contiguous.

  • Sub-leases will not be considered.

  • Parking area shall be able to accommodate trucks with trailers, at entrances, exits, and drives as well as in the available parking locations.

  • Electric Vehicle Charging Station: Space shall have the capability to support infrastructure for (1) Daul-Port, Level 2 charging station. The station itself shall be supplied and installed by the Government, but the power, site pad, bollards, and signage shall be provided, installed, and maintained under the lease.

  • The Government wishes to lease space in an existing building, or in a building to be constructed for the Government’s use.

  • Offered space must meet, or include plans to renovate to meet, Government requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease.

  • The space offered, its location, and its surroundings must be compatible with the Government’s intended use.

  • A fully serviced lease is required.

  • Offered space and sites shall not be in the 1% annual chance (100-year) flood plain.

  • Additional parking spaces may be located on-site and/or within 1/4 of a mile of the premises, pedestrian accessible.

  • Preferred first floor, contiguous space that meets accessibility requirements.

Any submission received without documentation of ownership and/or written authorization to represent owner(s) will not be considered until such time the documentation has been received. This documentation must be received on or before the due date for Expressions of Interest. In cases where an agent is representing multiple entities, written acknowledgement/ permission from each entity to represent multiple interest parties for the same submission must be submitted prior to the Expressions of Interest due date.



To be awarded a lease in response to a Request for Lease Proposals (RLP), the offeror must be registered and active in the System for Award Management (SAM) at SAM.gov. It is strongly recommended that potential offerors register, verify, and/or renew their SAM registration on SAM.gov as soon as possible. The registration shall be set up for “All Awards”, with NAICS code 531120 in order to be acceptable for lease award. All offerors are strongly encouraged to register as a small business under NAICS code 531120, where their leasing business is less than $47 million in annual gross receipts. Any offerors not registered as a small business shall be required to complete a small business subcontracting plan.
