• Install a new HVAC system and complete electrical upgrades throughout the building

• Mechanical Work:

  • 12 wall-mounted units with wireless thermostats (all major rooms)

  • Retain existing heating system for backup/supplemental use

  • 3 outdoor condenser inverters (1 per floor) with underground piping/electrical connections through basement

  • Concealed infrastructure routed near existing radiator pipes

  • Conceal lines with crown molding around room perimeter; use boxed corners for vertical runs

  • No additional exterior-mounted components

• Electrical Work:

  • Miscellaneous upgrades as specified in Part III, Section 04060 of Contract Documents

• Contracts:

  • Mechanical Construction

  • Electrical Construction

  • If separate contractors are selected, coordination is required

• Completion Timeline:

  • Substantial completion within 45 calendar days of Notice to Proceed

  • Final completion by end of December 2025

• Equal Employment (EO 11246):

  • Female participation goal: 6.9%

  • Minority participation goal: 1% (on-site construction; contracts > $10,000)

• MBE/WBE & Section 3 Requirements:

  • MBE goal: 5%

  • WBE goal: 3% (contracts ≥ $25,000)

  • Section 3 goals (if HUD/CDBG funding > $200,000):

    • 25% of labor hours = Section 3 workers

    • 5% of labor hours = Targeted Section 3 workers

  • Documentation of solicitations/commitments must be submitted with bid

  • Section 3 businesses may receive preference

The Gate House may:

• Hold bids up to 60 days (or as allowed by law)

• Reject any or all bids

• Waive irregularities

• Negotiate contract amounts
