TGR Foundation Architect RFP

TGR Foundation has secured a development and ground lease with Atlanta Public Schools for the former Capitol View Elementary School located at 1442 Metropolitan Pkwy SW, Atlanta, GA, 30310 ("The Property"). TGRF intends to turn the 1928 school building into the TGR Learning Lab Atlanta primarily through the transformation of its interior, rejuvenation of its exterior and sitework ("The Project").

The TGR Learning Lab Atlanta will be comprised of learning spaces as well as administrative and operational facilities. The learning spaces are expected to consist of adaptable classrooms, a makerspace, a multi-room multimedia studio, an auditorium, an academic support area, an indoor golf simulator, a partitionable room and a student lounge. Administrative facilities are expected to include a lobby and reception area, a grab-and-go kitchen, open-concept staff work areas, including a lounge space, a print room, several private offices and a conference room. Operationally, the space will include typical back-of-house rooms (mechanical, electrical and IT), as well as restrooms, a first aid room and several storage rooms. Currently, the Property is 48,843 square feet, which includes an 11,576 square foot addition that was built in 1992.

The purpose of this RFP is to solicit proposals from qualified architectural firms to provide comprehensive services for both the pre-construction and construction phases of the project. The selected Architectural and Engineering Consultant ("AEC") will work closely with the project team to ensure the successful delivery of the project, meeting all specified requirements within the designated timeline and budget.

Anticipated Construction Start: August 2026; Building and Associated Exterior Work 100% Complete/Turnover: October 2027
