Project Description: Warminster Township is accepting bids for temporary buildings/facilities for use at Five Ponds Golf Course located at 1225 W Street Road, Warminster, PA 18974. The Township is demolishing the existing clubhouse and building a replacement clubhouse, so it will need to lease on-site temporary facilities for the Pro shop, office spaces, kitchen, and bathrooms.
The lease term must be 12 to 18 months, and bids must include per-month leasing. Warminster Township anticipates that during the lease period there will be 5000-6000 (in season) rounds of golf played per month, 80-100 (in season) meals/covers prepared by the kitchen per day, including banquet and special events, and 250 (in season) players, guests, visitors and employees per day needing to use the bathrooms. It is estimated that the number of people working at each facility will be as follows: 2-3 in the kitchen, 2 in the Pro Shop, and 3 in the Office.
Warminster Township will need each bid to clearly state the following:
· The size of the buildings/facilities/trailers (height, length, width)
· The equipment contained within each unit (stoves, ovens, refrigerators, beer taps, fixtures, sinks, toilets, cabinets)
· The amperage required to operate each unit
· The water/sewer needs for each unit in gallons per day
· The site requirements for each unit (level ground, paved surface, etc.)
· Delivery and removal methods
· Manufacture cut sheets for each unit
· Information on how each unit was assembled to meet and how they meet the relevant standards of the PA Uniform Construction Codes.
· MSDS information as relevant
· Occupant load maximums and fire – emergency exit information posted in each unit
The bids must include return and replace options for each unit if the Township finds the unit(s) is (are) not working according to expected parameters and needs. The bids
must include proof of liability insurance in the amount of up to $1,000,000 and name Warminster Township as a co-insured.
Information on payments to be made by Warminster Township on a monthly basis, per standard township cash disbursement procedures. Deliver and removal costs must be clearly stated in each bid, as well as any / all other charges. All bids must include tables that clearly show and total all lease and other charges.
Warminster Township will make Five Ponds available to all prospective bidders during regular hours of operations and will accept written inquiries and respond as best it can.
The bid period will be from the date of advertisement through from March 23, 2026 to April 1, 2026, at 10:00 am. Bids will be publicly opened on April 1, 2026, at 11:00 am.
All work included in the bids is subject to the PA Prevailing Wage Act and the Warminster Township Responsible Contractors Ordinance, as amended, as may be relevant.
Warminster Township reserves the right to reject any and all bids within the confines of the relevant Pennsylvania statutes.
