Request for Proposals ("RFP") for Cleaners
This document reflects an RFP in a Competitive Cost Sealed Proposal format to procure full
school cleaning services for a Fulton County public charter school Amana Academy ("Amana")
in Alpharetta, Georgia. The RFP will be distributed to cleaning specialists with prior experience
working with schools, and those with a successful track record of delivering on-time, on-budget
cleaning services. Proposals will be evaluated by Amana's leadership and its representatives.
Amana is committed to building a project team that is representative of the communities it
serves and accordingly will prioritize firms that demonstrate a record of inclusivity and diversity
within its firm leadership, operational practices, and community partnerships.
Amana: INTRODUCTION AND PROJECT OVERVIEW
Amana first opened its doors in 2005 in Alpharetta and currently serves over 1000 students
across two campuses. Our flagship school in Alpharetta is located at 285 S. Main Street in
Alpharetta in a former shopping center complex. The total square footage for cleaning is 80,000
sq feet.
SCOPE OF WORK
Amana is requesting comprehensive cleaning services, including but not limited to:
1. Daily General Classrooms & Offices
Floors: Sweep and mop hard surfaces; vacuum all carpeted areas and rugs.
High-Touch Surfaces: Sanitize desks, chairs, doorknobs, light switches, and pencil
sharpeners.
Waste Management: Empty all trash and recycling bins; replace liners.
Whiteboards: Clean and wipe down whiteboards/chalkboards (unless marked "Save").
Windows/Glass: Spot clean glass on doors and internal partitions to remove
fingerprints.
2. Restrooms (High Priority)
Sanitization: Scrub and disinfect all toilets, urinals, and sinks.
Hardware: Clean and polish mirrors, faucets, and soap dispensers.
Restocking: Refill paper towels, toilet tissue, and hand soap.
Floors: Mop with a hospital-grade disinfectant; ensure floor drains are clear.
Walls/Partitions: Spot clean splash zones and wipe down stall doors.

Cafeteria & Kitchen
Tables: Thoroughly disinfect all lunch tables and benches.
Floors: Power scrub or deep mop after lunch shifts.
Waste: Remove food waste immediately to prevent odors and pests.

5. Safety & Compliance Standards
Green Cleaning: Use EcoLogo or Green Seal certified products to protect student
respiratory health.
Color-Coded Microfiber: Utilize a color-coded system (e.g., Red for restrooms, Blue for
desks) to prevent cross-contamination.
SDS Sheets: Maintain an up-to-date binder of Safety Data Sheets for all chemicals used
on-site.
Security: Ensure all windows and doors are locked and alarms are set upon completion
of the nightly shift

RFP PROCESS
Response Submittal Requirements1
Any response to the RFP should be concise and presented in the same order as the elements
listed below. Respondents will submit copies of their completed proposal in electronic copy by
Friday July 12th at 10AM EST to:

Amana Academy will apply the following objective selection criteria to determine the
selected construction firms:
Firm Qualifications - 30%
Staff Qualifications - 25%
Project Approach - 15%
Price - 20%
Minority Participation - 10%
Proposals should be submitted with clearly corresponding sections to the following items below.2
1. Cover letter summarizing your proposal, qualifications and proposed project team
2. Firm Experience, including organizational and executive management background,
number of employees, annual business including breakdown of specific K-12 business
($), and relevant educational / charter / non-profit construction experience
a. Bios for all proposed team members
b. Contact information for all proposed project team members
3. Current workload
4. Firms approach to diversity and representation of people of color within its firm and on
this project team, inclusive of subcontractors and labor force outreach and selection
5. Proposed fee structure.
6. Feedback or consideration on the proposed schedule
7. References - Contact information for a minimum of three references
Selection Process and Criteria
Amana's leadership, along with its consultants, will review the responses to the RFP.
Amana will request any additional information and schedule interviews with finalists, as
needed, ahead of quickly making its selection.
Amana will develop and apply objective selection criteria, which will consider all material
submitted in response to this RFP, along with all additional information as part of the
follow-up questions and the interview process to select the most advantageous responsible
and responsive proposer. Amana reserves the right to reject all bids.

Site Visit
The site will be made available to view by potential bidders on the following date/time:
Monday June 1st, 2026 from 9am-10:30am ET
Visitors should plan to check in at the main office. From there they will be guided to the site area
to review existing conditions.
