Summary

The County intends to renovate the State Court Restrooms 1st through 4th Floors located at 12 East Park Square, Marietta, GA 30090 as per the specifications contained herein.


All work must meet all Federal, State and Local codes and ordinances and the Contractor must comply with all E-Verify requirements and insurance requirements contained herein. Contractor shall be responsible for all labor, management, additional materials, tools, and equipment sufficient to fully complete the work listed. Work and requirements shall include but not be limited to the following:

  • Certify your firm has all the necessary, valid, and current licenses to do business in the State of Georgia and Cobb County (including a valid and current Georgia General Contractor’s License). General Contractor must have a valid and current Georgia General Contractor’s License at the time of submission of bid and qualifications. A valid copy of your Georgia General Contractor’s license and a Georgia Certificate of Existence or other documentation stating your firm has registered with the Georgia Secretary of State and is authorized to do business in Georgia must be submitted with the bid response.
  • Project will require bid, payment, and performance bonds.
  • Bidder must have been in business for at least five (5) years under the same company name.
  • Must have performed three (3) similar projects of the same scope and size in the greater metro Atlanta area.
  • Supply references for the three (3) similar projects as requested on Contractor’s Qualification Statement.
  • A Facility Management Project Manager will review, inspect, and accept/reject all work performed on a daily basis.
  • Material delivery will be scheduled with Facilities Management Project Manager.
  • Bidder agrees any additional costs beyond original scope must be approved in advance in writing by the Project Manager.
  • The Facility is an occupied work space so work will be performed after business hours. Select areas will require after hours or weekend work.
  • Bidder is responsible for protecting surrounding work area (flooring, walls, landscape etc.).
  • Bidder is responsible for daily project cleaning.
  • Bidder is responsible for removal of all debris from County property.
  • Protection of non-renovated areas outside of the project.
    • Protection of tile floor, walls, toilets, and related plumbing.
  • All materials shall be new and free of defects in materials and workmanship.
  • Material delivery and debris removal will be scheduled after business hours.
  • Project will consist of two (2) phases.
    • Phase 1 - 1st and 3rd Floor Restrooms
    • Phase 2 - 2nd and 4th Floor Restrooms
  • Replace all partitions with new partitions in existing locations and mounting locations.
  • Replace all lighting with new LED lighting.
  • Replace countertops and sinks with solid surface tops and molded in white oval sinks.
    • Countertop color is Brine DFS1-409 Bellavati with oval white molded in sinks - NO SUBSTITUTES
  • Replace all faucets
    • Faucets are Kohler K-15198-4RA - NO SUBSTITUTES
  • Paint restrooms
  • Reuse existing grab bars
  • Replace all dispensers with new ones.
    • Grainger stock number 2NY14 and 2NY13 - NO SUBSTITUTES
    • Bobrick B-2888 surface mounted toilet tissue dispenser from Webstaraunt store - NO SUBSTITUTES
    • Install soap dispenser supplied by Facilities Management
    • Reuse existing baby changing stations
  • Submittals and/or Shop Drawings shall be provided and approved by Facility Management.
  • All work or materials shall be installed in accordance with the manufacturer's recommendations and requirements. The Contractor shall obtain the manufacturer’s recommendations and requirements for its use at the Site in executing the Work.
