South End Controls Upgrade-Augusta County Government Center
The County of Augusta is seeking a Class A contractor to perform the following scope of work
at the Government Center facility located at 18 Government Center Ln. Verona, VA.
Note: Contractor is responsible for confirming all existing conditions and bringing any
discrepancies or concerns to the owner attention prior to submitting quotes.
Control System expansion narrative. See the attached guide specification for additional
requirements.
Provide and install one Honeywell / Tridium Supervisor with two Niagara connections,
one to an existing WEB-8000 JACE and one to a new WEB-8000 JACE connecting the
devices in this scope to the existing system. Migration of the existing GUI to the
supervisor, addition of all new controls to the supervisor.
Replacement of 30 VAV controllers with Honeywell LON programmable controllers and
digital wall modules. (CO2 sensing models where like sensors are currently utilized with
terminal min flow reset and AHU DCV). Addition of discharge air sensors for all
terminals.

Installation of one programmable controller for controlling the hot water boiler and
pumps, to include supply and return temperature sensors, boiler enable, pump enable with
lead lag operation, and pump status.
Installation of programmable controller(s) as required to control one existing AHU with
humidifier. To include new static pressure sensors for discharge and building pressure
control, supply, return, and outdoor temp and humidity sensors, economizer actuators,
manual reset low limit thermostats, and mixed air sensor(s).
New LON wiring to all new controllers.
Carrier Comfort Network integration to two chillers, provide monitoring, trending, and
alarming for all major points in addition to enabling the chillers as required.
Modification and addition to existing 3D floor plans to reflect the additional building
areas added to the system.
All required programming and graphics as required to provide a complete and operable
system including AHU supply air temperature reset to maintain terminal load, and as
required for dehumidification. Static pressure reset via terminal damper position.
Differential enthalpy economizer. Demand control ventilation option. Increased
ventilation option (maximize ventilation while maintaining temperature requirements).
Building pressure control.
Addition of graphical views for all new equipment / systems.
Certified flow calibration for all new VAV terminal controls.
Reconnection of any ancillary devices such as exhaust fans found to be connected to the
existing system.
Generation of AutoCAD based control drawings delivered in PDF format for submission
and installation. To include the following:
1. Flow diagrams for all controlled equipment, including points lists.
2. Wiring schematics depicting all low voltage wiring, point to point with terminal
designations less where terminal designation data is unavailable.
3. Communication wiring for field devices.
4. Panel Layout(s).
• A 5% bid bond will be required for this project.
• All work is to be done following OSHA safety guidelines.
• Existing drawings are available upon request.
