NOTICE OF SALE OF REAL PROPERTY BY SEALED BID

PLEASE TAKE NOTICE that the Township of Southampton, County of Burlington, State of
New Jersey, will offer for sale to the public, by sealed bid, certain real property not needed for
public use, pursuant to N.J.S.A. 40A:12-13.

Property Description:

Block 1902, Lot 36.01

Commonly known as: 1975 Route 206, Southampton Township, NJ
Approximate Size: 4.0 +/- acres

Zoning: Highway Commercial (HC)

Minimum Bid Price: $35,000.00

Bid Submission:

Sealed bids will be received by the Municipal Clerk at the Southampton Township Municipal
Clerk's Office, 5 Retreat Road, Southampton, New Jersey on June 11, 2026 at 10:00 A.M. where
they will be publicly opened and read aloud.

Deposit Requirement:

Each bid must be accompanied by a deposit equal to ten percent (10%) of the bid amount or
$20,000.00, whichever is less, in the form of cash, certified check, or bank treasurer's check
(checks preferred). The deposit of the successful bidder shall become non-refundable upon
acceptance of the bid by the Township Committee.

Terms and Conditions of Sale:

e The property is sold strictly "AS IS, WHERE IS."

The Township makes no representations or warranties as to the condition or suitability of
the property.

The sale is subject to final approval by the Township Committee within forty-five (45)

days of the bid opening.

The Township reserves the absolute right to reject any and all bids.

Closing shall occur within forty-five (45) days after execution of the contract.

The successful bidder will receive title by fee simple deed.

The purchaser shall be responsible for all taxes from the date of closing.

Any use of the property must comply with all applicable Township land use ordinances.

The bidder is responsible for verifying wetlands and buffer areas prior to any

development.

RESOLUTION AUTHORIZING THE SALE OF CERTAIN
REAL PROPERTY NOT NEEDED FOR PUBLIC USE KNOWN
AS BLOCK 1902, LOT 36.01 (1975 ROUTE 206)

WHEREAS, the Township is the owner of certain property known as Block 1902, Lot
36.01 on the Official Tax Map of Southampton Township, located at 1975 Route 206; and

WHEREAS, the Township gained title to the property via final judgment on an In Rem
Tax Foreclosure and said is recorded in the Burlington County Clerk's Office via instrument
5962633 recorded on June 23, 2025 at Book OR13772, Page 3978; and

WHEREAS, this property is not needed for public use and it is in the best interest of the
Township to sell the property so that it may become productive in private ownership; and

WHEREAS, N.J.S.A. 40A:12-13 permits the Township to offer such property for sale to
the public subject to certain terms and conditions;

NOW, THEREFORE, BE IT RESOLVED, that the Township Committee of the
Township of Southampton, County of Burlington, State of New Jersey does hereby authorize the
sale of Block 1902, Lot 36.01, a 4.0 +/- acre parcel to the public, pursuant to the following
procedures, terms and conditions:

Section One. The Township will sell the property through sealed bids. All bidders shall
appear at the appointed time and place to offer their bids or may submit their sealed bids to the
Municipal Clerk in advance of the date set for opening. The property will be sold to the highest
bidder subject to the terms and conditions hereof.

Section Two. The Township will receive bids at the Southampton Township Municipal

Clerk's Office, 5 Retreat Road, Southampton, New Jersey on June 11, 2026 at 10:00 a.m.

Section Three. Notwithstanding any provision of this resolution or any statement made

at the sale, the sale will not be final until and unless the highest bid is accepted and confirmed by

action of the Township Committee at a regularly scheduled meeting of the Committee within

forty-five (45) days after the date fixed for sale. Township Committee reserves the absolute right

to reject any and all bids as permitted by law.

Section Four. The following terms and conditions apply to the sale:

The sale is strictly "AS IS, WHERE IS". The Township makes no representations
or warranties regarding the condition of the property or its suitability for any
purpose.

The minimum price for the property shall be $35,000.00.

A deposit of ten percent (10%) of the bid (or $20,000 whichever is less) is required
with the bid submission in cash, bank treasurer's check or certified check (checks
preferred). Upon the adoption of a Resolution accepting a bidder's bid, the deposit
shall become non-refundable.

Closing of title shall occur not more than forty-five (45) days subsequent to the
execution of the contract.

Any use of the property shall be consistent with Township land use ordinances.
The property is zoned HC (Highway Commercial). The bidder shall be required
to verify wetlands and buffer areas prior to building on the property.

The sale shall not be final until and unless confirmed and accepted by Township
Committee. The governing body retains the absolute right to reject all bids.

The Deed from the Township shall be in fee simple.

(h) The new owner shall be responsible for payment of all taxes from the time of

closing.

Section Five. Pursuant to law, notice of the sale shall be posted on the Township website
through a minimum of two notices at least once a week during two consecutive weeks with the
last publication to be not earlier than seven days prior to the bid date. The notice of sale shall
include notice of the minimum bid price, the Township's reservation of the right to reject all bids,
and all conditions of sale. In an effort to increase knowledge of the opportunity to bid, the
Township may use additional alternative means of public notification and further

AND BE IT FURTHER RESOLVED that the Mayor, Municipal Clerk, Chief Financial
Officer and Township Attorney are hereby authorized to execute all documents necessary in the
fulfillment of this Resolution.
