The U.S. Embassy Prague hereby announces a solicitation for construction services for the replacement of the roof, windows, and exterior doors at the Government-Owned (GO) residential House, located within Praha 6, Prague, Czech Republic.
The project consists of complete replacement of existing ceramic roof tiles and metal flashing, windows, and exterior doors in accordance with the design specifications and annex documentation provided by the Embassy.
The Contractor shall provide all labor, materials, equipment, supervision, transportation, waste disposal, testing, site protection, and associated construction services necessary for complete turnkey delivery of the project.
The work shall be performed in accordance with Czech National Standards and applicable U.S. codes and standards, whichever is more stringent. All materials incorporated into the project shall be new and installed in accordance with manufacturer recommendations and applicable industry standards. The Contractor shall be responsible for project management, quality control, construction safety, temporary protections, daily site clean-up, waste disposal, and protection of surrounding structures, vegetation, paving, and other adjacent property during construction activities.
Interested contractors shall demonstrate previous experience with residential roof, window, and exterior door replacement projects of similar size and complexity. The Contractor shall submit a fixed-price lump sum proposal including all labor, materials, transportation, supervision, equipment, permits, waste disposal, and other associated project costs. The proposal shall also include a proposed construction schedule and phasing plan, Bill of Materials (BOM), product literature and technical specifications, Quality Control Schedule (QCS), Project Safety Plan (PSP), and evidence of relevant experience and qualifications.
The solicitation package will include the following documents: Annex 1 – Roof Design (House Type E), Annex 2 – Windows and Outside Doors Design (House Type E), and Annex 3 – Blind Bill of Quantities (BoQ).

Estimated Project Implementation Period:
August 2026 – November 2026.
Period of Performance:
Construction of one house shall be completed within ninety (90) calendar days from issuance of the Notice to Proceed (NTP).
Solicitation Release Date:
The solicitation is expected to be released on or about June 1, 2026 upon request at pragueGSOprocurement#state.gov

The solicitation closing date is June 20,2026 at 17:00 /CET/
Eligibility:
This acquisition is open to qualified contractors experienced in residential roof, window, and exterior door replacement projects of similar size and complexity. Contractors shall provide evidence of relevant experience and references for comparable projects completed within the last five years.

In applying for the solicitation material, vendors must acknowledge compliance with the following requirements:
- In accordance with DOSAR 652.242-73 AUTHORIZATION AND PERFORMANCE (AUG 1999), the contractor must possess authorization to operate and do business in the Czech Republic.
- Contractors must be registered in the System for Award Management (SAM). Registration details can be found at SAM.gov.
- Failure to provide the required documentation when submitting a proposal may result in the proposal being found technically unacceptable and removed from further consideration.

- Pre-Proposal Site Visit – To be scheduled w/c June 8, 2026
- Embassy Review of Submittals – Within 5 working days after June 20,2026.
- Award of Contract and Notice to Proceed (NTP)
- Construction Start – Within 15 days of NTP
- Construction Completion – Within 90 calendar days of NTP
