Rippowam Corporation Capital Needs Assesment
Rippowam Corporation (Rippowam or RC) and, its parent, Charter Oak Communities (COC), intend to have a qualified firm conduct a physical needs assessment of its housing portfolio (Portfolio) as defined below. The purpose is to inform planning, capital investments and actions needed to achieve optimal performance and maximum useful life of major building components and systems. The consultant will inspect and document the existing conditions of each asset, recommend corrective action or improvement as appropriate, prepare an estimate of the costs to address recommended major repairs, replacement and/or rehabilitation and prescribe the time frame within a 20-year period in which work should be performed.
