I. INTRODUCTION
The Town of Weston is accepting proposals from qualified proposers to lease the Town-owned
building known as the Fiske Law Office and located at 598 Boston Post Road, Weston,
Massachusetts, for an initial period of four (4) years, with the tenant having the right to extend
the lease for two (2) periods of two (2) years each, for a total possible term of eight (8) years.
II. RFP TERMS AND CONDITIONS
1. All proposals must comply with the provisions of Massachusetts General Laws
Chapter 30B, which can be found online at:

2. If any changes are made to this Request for Proposals, an addendum will be issued.
Addenda will be mailed to all proposers on record as having picked up the Request
for Proposals.
3. The Town intends to adhere to the schedule and dates specified in this RFP. If
revisions made to this RFP make it necessary, the proposal due date and all
subsequent dates may be extended with written notice of such changes sent to all
proposers who have requested a copy of this RFP.
4. The Town of Weston shall award the contract to the proposer whose proposal is
deemed to be most advantageous to the Town of Weston, as defined by the evaluation
criteria contained in this Request for Proposals. The Town of Weston may, at its sole
discretion, determine that no contract award shall be made. The Town of Weston
reserves the right to reject any or all proposals. Final acceptance of any proposal is
the responsibility of the Town Manager.
5. All proposals submitted in response to this RFP, plus any other related materials
submitted by proposers, will become the property of the Town of Weston and will not
be returned to proposers.
6. By submission of a proposal, the proposer agrees, if its proposal is accepted, to enter
into a lease with the Town of Weston that incorporates all of the requirements of this
RFP. The proposer further accepts all of the terms and conditions of this RFP.

8. If a proposer feels that any provision(s) of this RFP preclude(s) fair competition
among proposers, the proposer should notify the Town Manager in writing. The letter
must identify this RFP, and why, in the proposer’s opinion, the cited provision(s)
preclude(s) fair competition. The letter must be received on or before 11:00 a.m. on
January 12, 2026.
9. A proposal must be signed as follows: 1) if the proposer is an individual, by her/him
personally; 2) if the proposer is a partnership, by the name of the partnership,
followed by the signature of each general partner; or 3) if the proposer is a
corporation, by the authorized officer, whose signature must be attested to by the
Clerk/Secretary of the corporation and the corporate seal affixed.
10. The enclosed Non-Collusion and Tax Attestation Forms must be signed and enclosed
or the proposal will be rejected.
11. All proposals must meet all the requirements as identified in the specifications. Price
submissions must be on the enclosed form and signed by an authorized official.
12. A proposer may correct, modify, or withdraw a proposal by written notice received
by the Town prior to the time and date set for the bid opening. Bid modifications
must be submitted in a sealed envelope clearly labeled "Modification No.__." Each
modification must be numbered in sequence, and must reference the original Request
for Proposals.
After the bid opening, a proposer may not change any provision of the proposal in a
manner prejudicial to the interests of the Town or fair competition. Minor
informalities may be waived or the proposer will be allowed to correct them. If a
mistake and the intended proposal are clearly evident on the face of the bid document,
the mistake will be corrected to reflect the intended correct bid, and the proposer will
be notified in writing; the proposer may not withdraw the bid. A proposer may
withdraw a proposal if a mistake is clearly evident on the face of the proposal
document, but the intended correct proposer is not similarly evident.
13. The Town of Weston may cancel this Request for Proposals, or reject, in whole or in
part, any and all proposals, if the Town determines that cancellation or rejection
serves the best interests of the Town.
14. All proposals, including the price stated therein, submitted in response to this Request
for Proposals must remain firm for one hundred and eighty (180) days following
the bid opening.
15. Proposers must bear all costs associated with their proposals including preparation,
copying, postage, and delivery costs. The Town will not be responsible for any costs
or expenses incurred by proposers responding to this RFP.
16. The Town shall be under no obligation to return any proposals or materials submitted
by a proposer in response to this RFP. All materials submitted by proposers become
the property of the Town. The Town reserves the right to use any or all ideas,
concepts, or configurations presented in a proposer's proposal whether or not the
proposal is selected.
17. All proposals and related documents submitted in response to this RFP are subject
to the Massachusetts Freedom of Information Law, M.G.L. Chapter 66, Section 10
and to Chapter 4, Section 7, subsection 26, regarding public access to such
documents. Statements or endorsements made by a proposer that are inconsistent
with those statutes will be disregarded.
