Request For Qualifications McIntosh County Academy Reroof Design-Build Services

SCOPE OF WORK
The selected company will be required to perform basic architectural, engineering and construction services to be specified more fully in a contract agreement to be negotiated after selection. The contract agreement will provide for payment for phases of work completed with options to proceed through all phases or to discontinue work as the circumstances may dictate. Upon the initial selection of a respondent based upon qualifications, with which negotiations shall proceed, a more detailed Scope of Work will be developed. McIntosh Board of Education anticipates a contract which will include schematic design, production of contract design documents, and cost estimates for the project.
The construction work shall include, but not be limited to, the following:
a)
Tear off of the membrane of the existing built up roof system, including metal flashing and eave metal down to existing lightweight concrete deck.
b)
Repair the existing lightweight concrete deck as required.
c)
Install a new roofing system to accommodate the needs of the Owner.
d)
The roof system shall include a 20-year bond.
e)
The installation shall include a minimum of a 2-year installers guarantee.
f)
The design-builder shall provide all close-out documents such as as-built drawings, bonds, inspector¿s report, guarantees, etc.
g)
The selected company shall provide payment and performance bonds.
Proposed Timeline:
a)
Letter of Intent ¿ February 19th,2025
b)
Contract Award ¿ March 12th, 2025
c)
Approved Contract Documents ¿ March 31st, 2025
d)
Commencement of Onsite Work - June 2nd,2025
e)
Agreed Upon Major Occupied Areas Completed - August 4th,2025
