Request for Proposal for Foundation Repair at the Placerville Schoolhouse

The San Miguel County Parks & Open Space Department is seeking qualified bidders to repoint the foundation, remove the river rock around the foundation and replace it with a smaller gravel at the historic Placerville Schoolhouse. Earlier this year, we had the historic foundation mortar as well as the modern mortar analyzed by Barlow Cultural Resource Consulting. The contractor will use this mortar analysis to match the mortar composition and color of the original mortar as closely as possible. The schoolhouse is located adjacent to the Placerville Park at 400 Front St., Placerville. This project will include all preparations, machinery, labor and materials necessary.
Background
The intent of this project is to increase the permeability of the mortar to prevent the cracking and displacement. The original foundation was reinforced with a secondary inner foundation during renovation. Because of the composition of modern mortar used, and the fact that there are two layers of foundation, there is a permeability issue with the foundation. In addition, it was noticed that the river rock used in the drip area around the foundation was causing splash from the water shed off the roof. By using a smaller gravel composition, we hope to mitigate this damage.
Scope of Work and Deliverables
San Miguel County Requests proposals include:

All preparations, machinery, labor and materials necessary to execute the scope of work.

Utilizing the attached mortar analysis to match the historic mortar on the original foundation in composition and color.

Removing the modern outer mortar and repointing with the agreed upon mortar mix.

Removal of the river rock drip area around the foundation.

Replacement with a 3/4" clean gravel set to a depth of 4-6".

Completing the scope of services with as little disturbance to County operations and schoolhouse reservations as possible.

Removal and disposal of any unused or waste materials.

Take proactive measures, when working in or near school-house garden.

The site must be completed in a visitor ready condition
