Real Estate Brokerage Services
City of Fate, Texas
Introduction
The City of Fate is seeking qualifications from licensed real estate professionals or
brokerage firms to provide real estate listing and marketing services for the sale of four (4)
lots—three are approximately one acre each, and one is approximately two acres—located
at the corner of Miss May Drive and Prince Lane in Fate, Texas (see Exhibit A).
These lots are not part of any HOA, PID, or MUD district. Additionally, the properties are
within the Royse City Independent School District and are conveniently located near Miss
May Elementary (0.4 miles), Bobby Summers Middle School (1.1 miles), and the new
Worthy Fate High School (0.5 miles).
Property Zoning
The properties are zoned Residential Estate (RE), which is intended to accommodate large
estate-style (one-acre minimum) single-family detached residential uses and accessory
buildings. The district provisions allow compatible agricultural uses that are in keeping with
the rural character of these neighborhoods.
Scope of Services
The selected broker/firm will be expected to:
• Provide a market analysis and recommended listing price for each lot.
• Develop and implement a marketing strategy to promote the properties.
• List the properties on MLS and other appropriate platforms.
• Coordinate showings, inquiries, and negotiations with prospective buyers.
• Advise the City on offers and provide guidance through contract execution and closing.
• Ensure all actions comply with applicable laws, regulations, and professional standards.
Minimum Qualifications
• Must be a licensed real estate broker in the State of Texas.
• Minimum of three (3) years of experience
• Demonstrated success in marketing and selling similarly sized or located properties.
• No outstanding disciplinary actions with TREC.
Submittal Requirements
Interested brokers/firms must provide:
• Firm/broker profile, including experience with land sales.
• Description of proposed marketing approach.
• Fee structure/commission proposal.
• At least three (3) relevant references.
Evaluation Criteria
Proposals will be evaluated based on:
• Relevant experience and qualifications
• Demonstrated success with comparable properties
• Quality of marketing strategy
• Cost/commission structure
• References and past performance
