Section I: Introduction
Colorado Mountain College (“CMC”) is a statutory local college district established in 1965. The district

or additional information, including Addenda, Bid Sheet, and awards. Proposals must be submitted
prior to close on BidNet. CMC cannot accept a response that did not come through the right channel

Please make sure to leave time for unexpected technical or other trouble. You are encouraged to
submit a day early. Sometimes submittals take longer to load than expected; if you run out of time
before you are finished with your entire upload CMC will not be presented with the response.
The only exception to the use of BidNet is that all questions from potential bidders must be submitted
to bids@coloradomtn.edu. Those questions will then be responded to by addendum posted to BidNet.
Please do not directly contact any member of CMC’s staff or faculty, or any member of the Selection
Committee other than the Buyer listed in this document regarding this proposal. Any attempt to do so
will result in your firm’s disqualification at the discretion of the Director of Purchasing and Contracts.
SCOPE OF PROJECT
Colorado Mountain College’s Dillon Campus located at 333 Fielder Ave., Dillon, Colorado 80435 is
requesting quotes from licensed, qualified contractors to furnish all equipment, materials, supplies, labor
and hardware to remove and replace two (2) boilers.

Specifications
Existing Boilers to be removed: two (2) Laars M# HH0625 hydronic boilers.
Desired New Boilers to be installed: two (2) new Lochinvar FTXL500 (high Altitude) condensing boilers
Included with boilers package: (2) condensate neutralizers, (2) gas regulators and (2) BACnet MSTP
kit. Caleffi DISCALDIRTMAG magnetic air and dirt separator.

Y-strainers, 2-way motorized valves with end switch, isolation ball valves and relief valves will be
installed per Lochinvar specs.
The new Lochinvar boilers air intake and vent lines will be installed to the exterior of the building per
Lochinvar specs. The boilers air intake could be accomplished by using the mechanical room make up
air chase to the exterior of the building. The new boilers vent lines could be accomplished by using the
existing B vent as a chase and use flexible polypropylene vent lines. The existing B vent has two 45-
degree elbows at the roof penetration up above the drop ceiling on the second floor. New waterproof
flashing will need to be installed on the B vent opening on the roof. The existing air separator will be
removed from the existing system and a new Caleffi DISCALDIRTMAG magnetic air and dirt separator
will be installed in the location of the existing air separator. Thermowells (2) will be installed in both
boiler #1 and boiler #2 supply line for the building automation system temperature sensors (temperature
sensors provide by other). Pipe insulation needs to be installed on any new work. The existing system
fluid will be flushed out of 100% of the system and new fluid will be added to the system with a 25%
Fernox Alphi-11 concentration.
The control wiring will be provided by CMC’s building automated system contractor.
SCOPE OF SERVICES
1. Shut down existing boilers and lock out tag out the electrical power supply and natural gas
supply.
2. Shut down the system pumps and lock out tag out the electrical power supply.
3. Isolate the Laars boilers and air separator from the heating system.
4. Remove and properly dispose of the two (2) Laars boilers and the air separator.
5. Install the two new Lochinvar FTXL500 boilers and Caleffi DISCALDIRTMAD per manufacturer’s
install manual/specs.
6. Re-pipe the existing system as needed to adapt to the new Caleffi DISCALDIRTMAG.
7. The Lochinvar FTXL500 boilers must be piped into the systems return and supply lines
identically as possible in pipe length, pipe size and fitting configuration to achieve equal flow
through both boilers. Y-strainers, isolation ball valves, thermowells and relief valves will be
installed per Lochinvar FTXL500 specs. 2-way motorized valves will be installed per specs. 2-
way motorized valves are for future use if the system is converted from a constant flow to a
variable flow.
8. The boilers exhaust pipe could be accomplished by using flexible polypropylene tubing. The
flexible polypropylene tubing could be installed in the existing B vent. New waterproof flashing
will need to be installed on the B vent opening on the roof.
9. The boilers air intake pipe to the exterior of the building could be accomplished by using the
mechanical room make up air case.
10. Fill HW system with 25% Fernox Alphi-11 concentration.
11. Provide factory start-up, by the manufacturer’s representative and First Year Warranty.
GENERAL INFORMATION
1. If a permit is deemed to be required for the location above, the Contractor will be responsible
for the procurement of the permit from the agency having jurisdiction. The Colorado Division of
Fire Prevention & Control has jurisdiction.
2. All work shall be done in accordance with the current National Electrical Code (NEC) and any
applicable codes.

3. The Contractor shall be solely responsible for furnishing all labor, materials, equipment, tools,
transportation and supervision and for performing all work as required to complete the work of
this project as described.
4. The Contractor shall be responsible for maintaining a safe worksite for the duration of the project.
Cleanup shall be performed to the satisfaction of CMC operational manager and the Dillon
facility manager. The Contractor shall immediately notify CMC operational manager and the
Dillon facility manager of any damages to the facilities as a result of the Contractor’s operations.
START UP SERVICE
1. Inspect the new boilers for damage.
2. Verify the supply voltage to the boilers is correct.
3. Verify the gas pressure to the boilers is correct.
4. Verify the heating system has the proper static pressure.
5. Verify the heating system circulator pump is operating.
6. Start up the boilers per manufacturer’s written specs and instructions.
TIMELINE
Work to be completed prior to July 1, 2020.

The information provided herein is intended to assist Bidders with a proper response to this RFP. CMC
believes that this RFP provides interested Bidders with sufficient information to submit proposals that
meet minimum requirements. However, the RFP is not intended to limit a proposal’s content or to
exclude any relevant or essential data. Bidders are encouraged to include additional information that
will substantiate their service capabilities, product quality, and commitment to support your product or
service. Any exceptions or alternate offerings to this request must be communicated. CMC reserves
the sole right to determine what is considered to be “equivalent” or “equal”. CMC also reserves the right
to request samples for testing and evaluation.
Additionally, CMC recognizes you as the expert in this industry and we appreciate ideas that may
improve the design or implementation of our project. Please submit your bid to the specifications
provided and include information or ideas you may have that CMC should consider to improve our
project. Our selection committee will carefully review these ideas and we will contact you with questions.
Section II: Timeline
a.
JOB WALKTHROUGH. There will be a mandatory walkthrough. Due to limited access to the
campus, each prospective bidder shall schedule an individual walkthrough with the Campus Facility
Manager, Ryan Shepherd at 970-485-5003 by the deadline below. Any contractor not completing a
walkthrough will not be eligible to bid.

changes will be posted to the CMC Purchasing Department’s website as soon as the information is

process. We ask that you please follow these instructions carefully. Any submittal that does not meet
the requirements set forth in this document and any addenda will not be considered by the Selection
Committee.

proposal.
