Description: The cost of materials, equipment, and labor to perform the 8703 160th Ave NE improvements
project per detailed scope below.
Contract Documents and/or General Information
Scope of work is based on the following:
* Joint Scope Meeting date TBD
* REDMOND PSB Restroom Diagrams provided by Owner (Attachment A)
* In conjunction with the below scope of work detail
General information
* The performance of all work to be in accordance with OSHA and WISHA safety requirements
* The performance of all work to be in accordance with applicable construction and buildings codes and
industry standard best practices
* The project start date will depend on awarded notice to proceed as well as approval of submittals and
lead times.
* All construction debris will be cleaned up daily with final jobsite cleanup at construction completion.
* Set up dumpster onsite for all trades to use and shall be disposed off-site at end of project. Laydown
location to be provided by owner.
* This is a prevailing wage project
* This project is not Rule 171
WORK PLAN
* 1st Floor - 160 Men's Lockers
o Provide all labor, material, and equipment to complete the upgrades in Men's Lockers per
attached documents.
Existing Conditions
Provide protection to any items to remain.
Provide dust curtain in hallway.
Provide HVAC protection.

Provide RAM board path to outside of building.
Neutralize mold as needed.
Move and store lockers onsite. Owner to provide location to store nearby project.
o NOTE: Excludes furnish & installing new lockers.
Existing floor drain to remain.
Demo drywall and studs on wet wall and in locations as needed.
Demo shower enclosure. Includes demo tile walls and stud walls.
o NOTE: Plumbing fixtures to be removed by Plumbing trade and left for
demolition trade to dispose.
Remove existing door and frame at locker room entrance.
o NOTE: Salvage door for owner use.
Remove ceramic floor tile and cove.
Remove existing combo trash and paper towel.
Provide final clean after completion of work.
Carpentry
Replace steel stud framing on as needed.
o NOTE: Assume 5 14-inch wall thickness for new partition walls
Furnish and install wood blocking for accessories, grab bars, urinal, toilet and benches.
Reinsulate as needed.
Furnish and install moisture resistant drywall.
Furnish and install new infill walls with Level 4 finish.
Framing for new entry door.
Chip and float floor to accept ADA shower pan.
Fill existing shower drain hole.
Chip and regrade floor to finish floor elevation.
Furnish and install one (1) new ADA compliant solid surface countertop.
Frame and install one (1) new access door 12"x12".
Openings
Furnish and install (1) new door and frame to match existing door.
o NOTE: Wood door and hollow metal frame
o NOTE: Door will be factory finish to match existing
Furnish and install new ADA compliant door hardware for one (1) locker room door.
o NOTE: Match adjacent finish

Prep and paint two (2) full coats on walls.
o NOTE: One (1) prime and two (2) finish.
Prime and paint two (2) full coats frame.
o NOTE: Match adjacent color frame.
o NOTE: One (1) prime and two (2) finish.
Furnish and install ADA compliant signage.
Furnish and install new floor with heat welded seams.
o NOTE: Floor preparation prior to new flooring.
o NOTE: Marmoleum with 4-inch integral cove (includes termination
trim.
o NOTE: Caulk flooring transition to FRP.
Furnish and install FRP panels 4-feet up against finished drywall.
o NOTE: FRP panels to wrap around full locker room except behind
lockers.

Furnish and install one (1) toilet paper dispenser and (1) shower curtain.
Furnish and install one (1) new ADA compliant water closet partition.
Furnish and install one (1) seat cover dispenser.
Furnish and install one (1) new ADA compliant coat hook inside of partition door side.
Furnish and install ADA compliant grab bars for water closet. Includes an 18-inch grab
bar per ADA requirements.
Furnish and install one (1) new ADA complaint wall mounted locker room bench.
Furnish and install one (1) new ADA compliant urinal partition.
Remove and reinstall existing coat hooks to be ADA compliant.
Reinstall lockers per approved floor plan layout.
Furnish and Install one (1) new ADA compliant mirror above sink.

Provide trade permit if required.
Scan and core drill for new shower drain.
Remove one (1) shower head.

Adjust one (1) shower drain to grade.

Furnish and install one (1) new wall hung urinal.
o NOTE: Provide fixture carrier.

for exposed traps/pipes.

Special Security Requirements
* All contractors and subcontractor employees shall submit to a fingerprint level background check and
pass CJIS online training for unescorted access to the Public Safety Building. Fingerprinting,
background checks and training will be provided by Owner.
Closeout Requirements (O&Ms, Warranties, Manufacturer Warranties, As-builts & Owner Stock)
* (1) electronic copy of a standard O&Ms with one two-year workmanship warranty, any material
warranties, and red-line drawings will be provided to the City of Redmond PM as appropriate.
