The Health and Human Services Commission, for and on behalf ofits Health and Specialty Care System Division, is soliciting Competitive SealedProposals for selection of a General Contractor to provide general constructionand construction administration services to the Owner for

Project 24-005-VSH -Equipment Replacement at Building 533, North Texas State Hospital – VernonCampus, in accordance with the terms, conditions, and requirements setforth in this Solicitation.

This Solicitation is being issued to select a Contractor forthe Project as provided by Texas Government Code, Section 2155.144(b-2)and Chapter 2269, Subchapter D.

Project Location, Summary, and Budget

Project Location:

North Texas State Hospital –Vernon Campus

Vernon, Texas 76384

Project Summary: The scope of work includes, but is notlimited to, the following:

a. Replace one existing end-of-life 120-ton air-cooled chillerin kind.

b. Replace two existing chilled water pumps with pumps as partof the chiller package.

c. Replace existing associated chilled water piping and valvesas indicated.

d. Replace the two existing hot water pumps to improveaccessibility. Replace existing associated hot water piping and valves asindicated.

e. Add controls for the new replacement equipment that willinterface with the existing

Carrier i-Vu control system.

f. Replace the existing 80 kW generator with two newgenerators. Provide new automatic transfer switches and docking stations.

g. Coordinate with the utility electric provider (AEP) torotate the existing utility transformer 90 degrees to allow workspaceclearance.

h. Provide a new main service distribution panel. BHB:2024.012.000 011000 - 2

i. Construct a new equipment yard and provide site work toaddress utility replacements/upgrades associated with equipment replacement.

j. The building shall remain in operation during the day butcan be closed temporarily for power outages or equipment connections as allowedby the Owner. This building houses a food court and kitchen with refrigerationequipment. Temporary power shall be provided to serve the food refrigerationequipment, exit illumination, and exit signage during power outages

Project Estimate: The approximate cost for construction of the Projectis $1,605,786.53.
