Introduction

The Health and Human Services Commission (“Owner”), for and on behalf of its Health and Specialty Care System Division (“HSCS”), is soliciting Competitive Sealed Proposals (“Proposals”) for selection of a General Contractor (“Contractor”) to provide general construction and construction administration services to the Owner for Project No. 24-107-LFL, Dedicated Air Return & Electrical Breakers at Lufkin State Supported Living Center (the “Project”), in accordance with the terms, conditions, and requirements set forth in this Solicitation.

This Solicitation is being issued to select a Contractor for the Project under authority of Texas Government Code, Section 2155.144(b-2) and Chapter 2269, Subchapter D .

Project Location: Lufkin State Supported Living Center

Project Summary: The Scope of Work includes, but is not limited to, the following:

This project consists of the renovation of the existing Buildings 506, 523, and 524 to provide dedicated air returns within the buildings. Also included in the Project scope is to provide new electrical breakers in Building 570. The existing campus is currently operational.

For complete Project information, refer to Attachments H-1, Project Manual, and H-2, Project Drawings, to Exhibit C.

Project Estimate: The approximate cost for construction of the Project is $3,376,400.00 .

Facility Site Visit and Walk Through Logistical Information

All Respondents are required to attend one Facility Site Visit as specified in Section 2.2(Schedule of Events). Potential Respondents should be prepared to complete one of the scheduled tours; additional tours will not be offered.

Site visit attendees will follow signage and enter through the main gate of the facility to check in at the guard shack. Attendees will be then directed to park in the maintenance parking lot.
