26-006 Professional Services for the Development of a Unified Development Code

The City of Flowery Branch is seeking statements of qualification from qualified firms or consultants to develop a Unified Development Code (UDC). The UDC will consolidate and modernize the City¿s existing zoning, subdivision, and development related ordinances into a single, user-friendly document that aligns with the City¿s Comprehensive Plan, promotes sustainable growth, and supports Flowery Branch¿s vision as a charming, old town, forward-thinking community.
Flowery Branch is experiencing steady growth due to its proximity to Lake Lanier, major transportation corridors (I-985 and GA-365), and the Atlanta metropolitan area. The City¿s current development regulations, including its zoning ordinance and subdivision regulations, are outdated and fragmented, creating challenges for developers, residents, and City staff. The UDC will streamline these regulations, incorporate best practices in urban planning, and ensure consistency with state and federal laws.
The City revised its Comprehensive Plan in 2021 and is currently developing a new plan in 2026. The selected firm or consultant will collaborate closely with the Georgia Mountains Regional Commission (GMRC) to ensure consistency and alignment between the Unified Development Code (UDC) and the Comprehensive Plan.
