Solicitation Summary
The City of Gaithersburg is seeking sealed proposals to establish a contract with a Design-Build firm to provide Structural Design and Construction services for the Olde Towne Parking Garage, based on City’s findings in the 2024 Facility Structural Assessment (FSA). The Parking Garage is a six (6) level precast concrete parking structure owned and maintained by the City.
The City is seeking the services of a Design-Build firm to identify, design, and implement structural repairs and durability improvements to restore safety, capacity, serviceability, and extend the garage’s service life. The facility, which was constructed in 1999, provides approximately 859 parking spaces with five above-grade levels and 1 on-grade level. The facility is constructed with pre-topped precast concrete double tees spanning between inverted tee girders, light walls with haunches and spandrels supported by pre-cast concrete columns. The lowest level is concrete slab-on-grade. The City’s Facilities Maintenance Division has been performing routine maintenance, but the garage has not gone through full structural maintenance since its commissioning. The structural maintenance process requires engineering and construction services as described below.
