Offers for North Broadway Complex

On Monday, Aug. 25, Boulder County will begin accepting bids for the North Broadway campus, located at 1333 Iris Avenue in Boulder. Bids are due by Friday, Sept. 19, at 11:59 p.m. (MST).

The 17.5-acre property is situated at the northeast corner of Iris and Broadway and includes parking lots, five office buildings, a playground, paths, and field space.

In February 2025, the county announced its decision to sell the North Broadway Complex and shared plans to submit a land use change request for the property. The decision followed Boulder County’s 2024 Space Optimization Study that recommended consolidating county office space and services.

Boulder County will submit a land use change request for the property under the Boulder Valley Comprehensive Plan Update process on Monday, August 25. This request will seek change of land use from Public (P) to Residential (R) without zoning preference.

• Bids must be submitted online through the county’s Bonfire link by 11:59 p.m. (MST) on Friday, Sept. 19, 2025. Submit under the “Offers for North Broadway Complex” project. You must register in Bonfire in advance to submit a bid.

• • Name of buyer (including contact information for buyer’s representative).
  • Purchase price and proposed terms and conditions of sale.
  • Commitment to pay closing costs, title commitment costs, costs of due diligence, any buyer’s brokerage fees.
  • Proposed closing date
  • Commitment to lease property back to Boulder County through December 31, 2026.
  • Narrative (maximum 300 words) describing how this purchase is intended to contribute to Boulder County attainable and/or affordable housing stock.

• All bids will be submitted for negotiation and considered for final decision by the Board of County Commissioners in October.

• Criteria for bid review includes market value, offer terms, legal and regulatory compliance and alignment to Boulder County Commissioner’s strategic priorities .

The county will continue to update its webpage concerning relocation of services to the Boulder Community Hub (2525 28 ^th Street) including information on consideration of the North Broadway Complex’s future.
