Project Description: This Contract provides for the removal of all roofing and will install as specified by architect the three types of roofing needed – architectural shingles for the main roof, torch down type roofing for the porches, and custom-fit metal roofs with internal gutters for the bay windows. High-quality, long-life materials, including underlayment and shingles of the same type of product used previously on Officers Row, will be used. The architectural shingles will have, among other attributes, resistance to Class A fires, 110 mph winds, and algae. Contractor will undertake all other work needed, including repair of the internal gutter system or replacement of it with an unobtrusive exterior gutter system, replacement of the exterior gutters and downspouts, repair or replacement in kind of damaged wood siding and trim, and possible repair or replacement of potentially-damaged wooden structural members underneath damaged siding and trim and other work, all in accordance with the attached Contract Plans, these Contract Provisions and the Standard Specifications.
The City is working in partnership with The Historic Trust who holds the master lease for management of properties on Officers Row. They will help ensure that the project approach meets historic preservation standards. All work must be in compliance with the Secretary of Interior’s Standards for Treatment of Historic Properties.
The City has a grant to support this work through the Washington State Historical Society, Heritage Capital Projects program.
The Contract Work shall be Physically Complete within 60 Working Days from the Notice to Proceed. Contract Work shall be completed no later than June 1, 2025.
