All of Lot Numbered Four (4) in Block Forty-four (44) in FIRST ADDITION TO EAST JOPLIN CITY, now a part of the City of Joplin, Jasper County, Missouri, according to the recorded plat thereof, together with a 20 foot strip of land lying West of and abutting the West line of St. Louis Avenue, and contained within the North boundary line and the South boundary line of said Lot 4.

EXCEPT, that portion of said 20 foot strip of land described as follows: Commencing at the northeast corner of Lot Numbered Four (4) in Block Forty-four (44) in FIRST ADDITION TO EAST JOPLIN CITY, now a part of the City of Joplin, Jasper County, Missouri, Thence South 89°13’54” East, a distance of 10.00 feet to the Point of Beginning; Thence continuing South 89°13’54” East, a distance of 10.00 feet to the northeast corner of a 20 foot strip of land lying West of and abutting the West line of St. Louis Avenue, and contained within the North boundary line and the South boundary line of said Lot 4; Thence South 02°03’08” West along the west right-of-way line of St. Louis Avenue, a distance of 10.00 feet; Thence North 43°35’23” West, a distance of 13.98 feet to the Point of Beginning. Surplus Property contains 7,225 square feet, more or less. Remainder Tract contains 50 square feet, more or less.
