Zoning Board of Adjustment
TAKE NOTICE that on the 20th day of July, 2026, the Millburn Township Zoning Board of Adjustment took the following actions:
1. Calendar No. 4080-26. Adopted a resolution memorializing the granting of variance relief
from section 609.6a of the Millburn Development Regulations/Zoning Ordinance to Rebecca
Spicehandler/Connor Quinn to install a front yard fence on the property located at
33 Windermere Terrace, Short Hills.
2. Calendar No. 4082-26. Adopted a resolution memorializing the granting of variance relief
from section 606.2e1e1a/606.2e1e1b (side yard setback) and 606.2e1f (combined side yard
setback) of the Millburn Development Regulations/Zoning Ordinance to Josh Fields to
construct an addition on the property located at 72 Greenwood Drive, Millburn.
3. Calendar No. 4083-26. Adopted a resolution memorializing the granting of variance relief
from section 606.2e2d (floor area ratio) of the Millburn Development Regulations/Zoning
Ordinance to Puja & Rahul Sood to construct an addition on the property located at 72
Whitney Road, Short Hills.
4. Calendar No. 3964-23. Adopted a resolution memorializing the granting of a 1-year
extension of variance relief, to expire March 18, 2027, to Laura Huober/Jose Valdes to
construct an addition on the property located at 53 Sagamore Road Millburn.
5. Calendar No. 4070-26. Adopted a resolution memorializing the request for an interpretation
and appeal of the Zoning Officer’s issuance of a permit by Ryan Lunny for the construction
of a new dwelling on the property located at 9 Park Circle, Short Hills.
Copies of the aforementioned resolution are on file in the office of the Board Secretary, Millburn Town Hall, 22 E. Willow Street, and available for public inspection between 8:30 AM -- 4:30 PM, Monday through Friday
6. Calendar No. 4067-25. Granted variance relief from section 606.2e2a (building coverage),
606.2e2b (lot coverage), 606.2e1e1a/606.2e1e1b (side yard setback), 606.2e1g (rear yard
unoccupied) and 606.2e2d (floor area ratio) of the Millburn Development
Regulations/Zoning Ordinance to Judd/Yuki Abramson to construct an addition on the
property located at 51 Chestnut Street, Millburn.
7. Calendar No. 4076-26. Granted variance relief from section 606.2e3d (front facing
garage) of the Millburn Development Regulations/Zoning Ordinance to Damien Pasternak to
construct an addition on the property located at 112 Fairfield Drive, Short Hills.
8. Calendar No. 4093-26. Granted variance relief from section 606.2e1h (rear yard setback)
and 609.6a (front yard fence) of the Millburn Development Regulations/Zoning Ordinance to
R. Sharma/R. Kumari to construct an addition on the property located at 17 Minisink Road,
Short Hills.
9. Calendar No. 4095-26. Granted variance relief from section 606.2e2a (building coverage)
of the Millburn Development Regulation/Zoning Ordinance to P. Goyal/M. Agarwal to
construct an addition on the property located at 194 Long Hill Drive, Short Hills.
Resolutions memorializing the decision of the Zoning Board of Adjustment with respect to the above matter will be adopted at the August 17, 2026 meeting.
10. Calendar No. 4085-26. Announced that the application of Scott Dorfman, to construct an
addition on the property located at 19 Randall Drive, Short Hills was carried to August 3,
2026.
11. Calendar No. 4094-26. Announced that the application of Lance Podell, to install a sign on
the property located at 397 Millburn Avenue, Millburn, was carried to August 3, 2026.
12. Calendar No. 4074-26. Announced that the application of Little Club Tennis Center, for an
appeal and/or use variance, for the property located at 60 Linden Street was carried to August
3, 2026, for scheduling purposes, only.
