Project background and description

Apartment Towers is a 12-story building located in Manhattan, KS. Built in 1973. The building is currently equipped with a central battery backup for all emergency lighting. The current system is at end of life and needs to be replaced. It’s approximately 25 years old and is currently an AC/DC invertor system using older incandescent light bulbs. The system has become unreliable, the cost of replacement bulbs and fixtures no longer being made have made this unit obsolete.

Project scope
|
|
We are requesting the replacement of the battery controller system and all required electrical components located in the penthouse above the 12
th
floor. This system will require a minimum of 90-minute run time. We are also replacing all existing emergency light fixtures with new single, dual and tri-head LED style fixtures. There are approximately 7-8 light fixtures on each floor. Fixtures are in both stairwells 4 per floor and 3-4 in common hall areas on each floor. Finally, we would like to add 2 additional light fixtures on the first-floor circuit. These new fixtures will be installed in the foyer by elevators and one in the community room. We are looking to upgrade to something more efficient while using LED fixtures.

3.
High-level requirements
|
|
The new inverter will likely have AC output, and we would like to use the existing wiring. When checking with the city engineer the current wire of 14awg is sufficient for what we intend to do. Work will be required to configure electrical connections on the invertor outputs as they go to an older DC-rated fuse box for the existing lighting circuits. I have reached out to the manufacturer and found a direct updated and current replacement. It will be listed below.

The new battery backup should include the ability to run approximately 105 5w LED fixtures.

4.
Deliverables

|
Manhattan Housing Authority Staff and tenants should be minimally affected by this upgrade. Available on-site working hours between 08:00 and 16:00 Monday – Friday. Current manufacturers’ lead times are around 6-8 weeks.

Affected parties
|
|
MHA Staff and Tenants could be affected if this project is not completed in a timely matter. MHA could also incur fines from the city of Manhattan if this project encounters delays.

|
|
No MHA business should be affected by this upgrade.

7.
Specific exclusions from scope
|
|
All light fixture work will be performed in common public areas of the building, tenant units will not be affected and should not be entered at any time. Manhattan Housing Authority / Maintenance can issue access to the penthouse/workshop when needed for access.

8.
Implementation plan
|
|
Project may require some electrical pre-work before controller and cabinet can be exchanged and should be performed before old lighting controller/cabinet is removed offline. Light fixtures should be replaced on a floor-by-floor basis once the new controller is ready to be installed and wired in. Fixture work can begin once the old controller is offline and removed. MHA will retain the old batteries

9.
High-level timeline/schedule
|
|
We are looking for quotes as quickly as possible and would like to expedite the bidding process. We understand lead times will exist and we will plan accordingly. Our goal is to have this project completed within 60 days once inventory is received in.
