Maplewood School Property

The Village of Cary, Illinois (“Village”) is seeking proposals from qualified development teams (“Developer”) with the vision, experience, and financial capacity for the redevelopment of the approximately 15.6-acre former Maplewood School property (“Project”) generally located at 422 W. Krenz Avenue in downtown Cary.

The development of this site will be an important part of the continuing improvement and expansion of the Village’s downtown. The Village is seeking development plans that align with its stated goals for economic development within the Village’s 2015 Comprehensive Plan and 2021 Downtown Cary Strategic Plan. The Village recently adopted the Central Cary TIF District (TIF #3) in 2023, which includes the project area. Through an intergovernmental agreement with Cary Community Consolidated School District 26, the Village is purchasing the property and providing TIF assistance to the District for the relocation of the existing bus transportation center located on the property. Construction of the new transportation center is anticipated to be completed by August 2025. The relocation of this new facility will ensure that the entire Maplewood property is available for redevelopment. Additionally, the Village is currently performing a Phase 1 engineering study for a new access road that will run adjacent to the Union Pacific Northwest Railroad right-of-way on the north end of the site. This new collector road will be part of the development plan for the site.

The Village is seeking the most-qualified Developer for the Project which meets the standards of the vision for this site.
