Project Description	Subject to conditions prescribed by the University of California, Los Angeles, sealed bids for a lump sum contract are invited from Prequalified Bidders for the following work: The project consists of the renovation of existing theater room 1330, adjacent offices room 1306, restrooms room 1316 and 1318 and corridor totaling 3,500 assignable square feet (asf) located on the 1st floor, west wing, of Macgowan Hall. The remodeled spaces will provide a newly designed theater space that will include a larger stage platform, a backstage area adjacent to the stage, and a full refresh of both the men’s and women’s restrooms. In addition, a new sprinkler main will be brought in to the building, a corridor shall be refreshed, and an existing HVAC mechanical unit shall be replaced. Theater scope includes the provision of new ductwork, lighting and controls, fire sprinklers, fire alarm devices, A/V and theatrical lighting equipment, stage curtains, new wall and ceiling finishes including acoustical treatment, new flooring, and a technical booth. Restroom scope includes the provision of new floor and wall tile, ceiling finishes, lighting and controls, new plumbing fixtures, partitions, fire sprinkler and fire alarm. Corridor scope includes the provision of T-bar ceiling finishes, lighting and controls, new fire sprinkler main, fire sprinklers, fire alarm devices, and all new flooring and base as an add alternate. HVAC unit scope will include the provision of a new roof-top HVAC unit, including controls and supporting duct work connections to the theater and Restrooms and surrounding performances spaces. Fire Sprinkler scope includes bringing sprinkler service to the building from the street and the connection to the new fire sprinkler main and sprinkler systems included in the corridor, theater and restroom scopes of work. Hazardous materials abatement will be required per contract documents. The project will be divided into two phases. Phase 2 shall begin on March 17, 2025, to correspond to the start of Spring Break.
