REQUEST FOR PROPOSALS (RFP)
LEASE OF RESTAURANT SPACE AT LAWRENCE MUNICIPAL AIRPORT

The City of Lawrence invites sealed proposals for the lease and operation of a restaurant or café located within the Lawrence Municipal Airport at 492 Sutton Street, North Andover, MA. The available space is approximately 1,200 usable square feet and includes a functional kitchen, bar area, two dining sections, and shared access to restrooms and lobby.

The property is being offered on a short-term lease basis through June 30, 2027 , due to anticipated site redevelopment. The lease will include provisions for early termination with appropriate notice.

The selected tenant will be responsible for natural gas utility costs, and all other basic utilities (electricity, heat, A/C, general maintenance) are provided by the city. The estimated market rent is between $20.00 and $22.00 per square foot, NNN , and final lease terms will be subject to negotiation.

Sealed proposals are due by 11:00 AM on Wednesday, July 31, 2025.

The City of Lawrence reserves the right to reject any and all proposals, to waive minor informalities, and to award the lease in the best interest of the City.
