LEASE OF LITTLE JIM BAIT AND TACKLE

The City of Fort Pierce (“City”) is soliciting proposals from qualified facility operators to lease and

operate a historic destination location from the city. Historic Little Jim Bait and Tackle is located

at 601 N Causeway Dr, Fort Pierce Florida 34949. The location of the facility is illustrated in

Exhibit “A” of this proposal document.

The City is open to any and all proposals for the property, improvements, renovations, reconstruction,

style, and theme as long as it meets the historical designation of any city, state, and/or federal requirements. The operator shall be responsible for the day-to-day operations and management, maintenance, security, and all activities therein, to be operated in accordance with the food industry and marina operation standards, City ordinances and historic codes and state requirements. The current business operations encompass revenue streams derived from a restaurant, bar, docks, bait & tackle, and merchandise sales. The existing lease expires on April 30, 2025.

The purpose of this Request for Proposals (RFP) is to award a lease to an operator who will

accomplish the following:

• Provide a destination restaurant for residents and visitors, drawing tourists into St. Lucie County.

• Provide food, entertainment, drinks, and safe dockage while protecting the ecological environment in the surrounding area.

• Assess, provide, and install all necessary furnishings and equipment in order to create an attractive and inviting destination.

• Implement quality marketing and advertising campaign.

• Work in unison with City and Marina staff during normal course of business to ensure an optimum business and customer experience.

Mandatory Pre-Proposal Conference followed by a guided facility tour on July 31 , 2024 at 10am at the Little Jim Bait and Tackle located at 601 N Causeway Drive, Fort Pierce, Florida, 34949. Attendance is required.
