This bid includes the following Work:

Mechanical, Electrical, and Plumbing (MEP) improvements consisting of, but not limited to, the conversion of existing fan wall systems, renewal of the kitchen make-up air ventilation system, and the replacement of a cooling unit for the Sheriff’s Electronics room. The Contractor shall furnish all labor, materials, equipment, tools, supervision, permits, and incidentals necessary or required to fully complete the Work in accordance with the Contract Documents.

A Mandatory Pre-Bid Conference will be held at 8:00AM CT on June 16th, 2026, at the Johnson County Olathe Detention Center Central Booking located at 101 N Kansas Ave, Olathe, KS 66061. Bidders will be escorted into the facility, and all general contraband must be secured in the lockers provided prior to entry. Late arrivals will not be permitted. The meeting is expected to last approximately 90 minutes and will include access to all relevant areas. Representation is required by General/Prime Contractors to be eligible to submit a bid.

Technical questions and requests for clarification shall be submitted electronically via IonWave no later than 5:00PM CT on June 25, 2026, to allow adequate time to issue an addendum, if needed.

BID BOND: Bidders shall submit with their bid a bid bond issued by a surety company licensed to do business in the State of Kansas in the amount of five percent (5.0%) of the total amount of their bid. Said guarantee shall be made payable to the Board of County Commissioners of Johnson County, Kansas.

No bid may be withdrawn within a period of sixty (60) days from the date of the bid opening.

The County reserves the right to award the contract to the lowest responsive and responsible Bidder for the Work covered by the Base Bid(s) and any approved alternate(s) and to reject any or all bids and to waive irregularities and informalities in any bid submitted.

No bidder shall in any way, directly or indirectly, discriminate against any employee or applicant for employment or any other person because of age, race, color, disability, sex, national origin or religious creed, or other circumstance prohibited by federal state or local law, rule or regulation.
