mechanical area above the gym. The existing mechanical space will be reclaimed
as Administration area. The existing gym will remain and be modernized to include
a CTS space. The washrooms will be addressed to include barrier free accessibility.
Hazmat abatement, Structural slab premium are included.
The school shall have an opening capacity of 370 students. Total gross floor area
of 3877 m² which includes, area of modernization of 2,826 m² and area of new
construction of 1,051 m², and 0 modular classrooms in place for opening.
This project is not designed to achieve LEED certification.
The adjacent property to the north is a municipal park with a basketball court; the
other side are defined by roads. The main entrance is on the west off 2 Street SE.
A utility right-of-way (ROW) is located on the northwest and northeast corner.
The addition is situated on the northeast corner to avoid blocking existing
classroom windows and minimize the impact on the playing field. The existing
parking lots stalls are reduced from eight to four due to the new dust collector and
transformer. To comply with the zoning bylaw, a new parking lot with 15 stalls has
been added to the northeast corner within right-of-way of the property.
The project delivery method will be Design-Bid-Build (DBB).
The estimated contract period will be 37 month(s), with a proposed start date of 2025/01/15.
