The following items shall be modified or added to the Contact Documents issued on August 26,
2026. This Addendum forms part of the Contract Documents and modifies the original bidding
documents. Portions of the Contract Documents not altered by this Addendum remain in full
force.
SCOPE
This Addendum No. 1 consists of five (5) pages with four (4) attachments. It includes the
following:

2. Revisions to Specifications
3. Revisions to Project Plans
4. Additional Project Permits

This Addendum forms part of the Contract Documents and as such, ALL BIDDERS SHOULD
ACKNOWLEDGE IT ON PAGE 2 OF THE BID FORM PROVIDED IN SECTION 010 BID FORM.
FAILURE TO DO SO COULD RESULT IN THE REJECTION OF YOUR BID.
Notice is hereby given to any and all plan holders of record with the Owner for the project herein
captioned "Manchester Harbor Improvements", Owner of record being the Town of
Manchester-By-The-Sea, MA, of the following amendments to the Contract:
I. Additional Information Provided
The Town will be responsible for delivery of the Town-supplied floating docks to the Town boat
ramp located at 10 Church Street, Manchester-by-the-Sea, launching the floating docks, and
delivery of the floating docks to the Contractor's floating equipment at the Reed Park site for

the Contractor to take possession of. The Contractor will be required to coordinate the
launching of the docks with the Town and provide notice a minimum of five (5) working days in
advance of the desired delivery date.
Additionally, the current plan holders list as of September 4, 2026 is included as Attachment
#1.
II. Revisions to Specifications
SECTION 010 BID FORM
BID SCHEDULE ADDITIVE ALTERNATIVE NO. 1 - TUCK'S POINT PIER
See the attached Revised Bid Form
Summary of Changes:
- Revise Bid Item No. 12 to Remove, Store, Protect, Raise and Reinstall Decorative
Handrail.
- The revised Bid Form adds Bid Item No. 20 to Additive Alternative No. 1 - Tuck's Point
Pier as an allowance for miscellaneous repairs to the decorative historic handrails and
the Rotunda elements scheduled to be removed, stored and re-installed. The total cost
for this allowance is $100,000.
- Subsequent Bid Items have been renumbered accordingly. Total Items for Alternate No.
1 now include Items 9-20. Total Items for Alternate No. 2 now include Items 21 through
24.
SECTION 040 MEASUREMENT & PAYMENT 010
See the attached Revised Measurement and Payment
Summary of Changes:
Section 1.02 WORK COVERED BY CONTRACT PRICE:
- Modify the language of BID ITEM 11 - REMOVE, STORE, PROTECT, AND REINSTALL
EXISTING ROTUNDA as follows:
All costs and work under this item shall include, but not be limited to, furnishing all
labor, materials, equipment, and incidentals required for all inspections, surveys,
complete removal, storage, protection and re-installation of the existing rotundas
roof system, copper dome, beams, trim, antenna, decorative columns, and all other
items indicated for reuse on the Contract Plans all in accordance with Contract
Documents and Specifications.
- Modify the language of BID ITEM 12 - REMOVE, STORE, PROTECT, RAISE AND
REINSTALL EXISTING DECORATIVE HANDRAIL as follows:
All costs and work under this item shall include, but not be limited to, removal,
storage, protection, raising to code compliant height and reinstallation of the
decorative handrail around the approach ramp, pier, and rotunda in accordance
with the Contract Documents and Specifications. All modifications shall be
designed to preserve the historic character of the railings and shall replicate
existing millwork profiles, details, and construction methods to the greatest extent
feasible.

- Add the following: BID ITEM 20 - ALLOWANCE FOR MISCELLANEOUS REPAIRS TO
HISTORIC DECORATIVE HANDRAILS AND ROTUNDA ELEMENTS SCHEDULED FOR
REINSTALLATION
All costs and work under this item shall include, but not be limited to,
miscellaneous repairs and repainting of the historic decorative handrails and
Rotunda elements which are scheduled to be removed, protected, stored, and
reinstalled as part of the work. Costs and work under this item shall be limited to
areas of repair identified jointly by the Contractor and the Town during the pre-
demolition inspection of the Rotunda or as otherwise directed by the Town. The
repairs shall match the historic millwork aesthetic of the existing features, where
required. Shop drawings or repair plans shall be submitted and approved by the
Town's Planning Department prior to commencement of the repairs. Paint
samples shall be submitted to the Town for review and approval. Any damage
caused by the Contractor to elements scheduled for reinstallation shall be repaired
or replaced by the Contractor at no additional cost to the Town.
Section 1.03 MEASUREMENT:
- Add the following: BID ITEM 20 - ALLOWANCE FOR MISCELLANEOUS REPAIRS TO
HISTORIC DECORATIVE HANDRAILS AND ROTUNDA ELEMENTS SCHEDULED FOR
REINSTALLATION
The Bidder shall include a cash allowance of One Hundred Thousand Dollars
($100,000) in the Base Bid for miscellaneous repairs and repainting of historic
decorative handrails, Rotunda elements, and related architectural features
designated by the Town for repair and reinstallation.
Payment shall be made for all cost, including but not limited to, furnishing all labor,
equipment, materials, design services (if required), and incidentals, as required to
complete the repairs and repainting as designated by the Town. Payment shall be
based on documented actual costs plus the Contract percentage for overhead and
profit established in the Contract Documents.
- Additionally, the naming convention for the Alternate Bid Items has been revised
from "Alt Bid Item X," to "Bid Item X" to match Section 010 Form of Bid.
SECTION 26 00 00 ELECTRICAL:

Summary of Changes:
Section 2.7 WIRE AND CABLE (600 V INSULATION)
- Revised to include Type P Marine Grade Cable Specifications
Section 3.9 COLOR CODING

III. Revisions to Project Plans:

Summary of Changes:
All references to the decorative handrails at the Tuck's Point Pier have been revised to
include raising to a code compliant height. Additional information is provided on Sheet G-
003 as indicated below.
Sheet G-002, Project Notes 1 of 2:
- Design Criterial, Note 6 - Timber has been revised to remove CCA treated timber and
replaced with MCA treated timber for all usages.
Sheet G-003, Project Notes 2 of 2:
- Handrail and Rotunda Removal and Reuse, Note 3 has been modified to include the
scope of raising the existing handrails for compliance with the MA Building code.
Modifications required to achieve the increase in height shall conform to the
requirements set forth in this note and be subject to approval by the Town.
Sheet S-305:
- Section C, D, and E have been revised for 3'-4" fascia height.
Sheet S-504:
- Detail D and Section F have been updated per the electrical scope modifications. See
electrical summary below for additional information.
Sheet S-505:
- Detail B and Section C have been updated to include re-coating of the gangway
platform steel framing components, bracing, and gangway hinge assembly. The
Contractor shall also provide isolation between the stainless steel gangway landing
hinge and the carbon-steel gangway support tube.
E-Series Sheets E0.1, E0.2, and E1.0
- Floating dock conduit and conductor type changed from predominantly liquid tight
flexible metallic conduit and conductor to P-type marine grade multiconductor cable.
- This impacted the size cables and configuration of the receptacle connectors. This
also allows for elimination of approximately half of the enclosures originally required
on the floating dock sections for a total quantity of ten (10) enclosures in the base
bid.

Dear Owner:
The undersigned, as a bidder, declares that he/she has carefully examined the location of the
proposed work, the proposed form of Agreement, and Contract Documents, and he/she proposes
and agrees that, if this proposal is accepted, he/she will contract with the Owner to provide all
necessary machinery, tools and apparatus, to do all the work and furnish all the materials specified
in the Contract Documents in the manner and time therein set forth required to complete the
MANCHESTER HARBOR IMPROVEMENTS
MANCHESTER-BY-THE-SEA, MA 01944
The work to be performed pursuant to this Bid Proposal shall be in strict conformity with the
Contract Documents prepared by the Owner, copies of which are on file in the office of the
Engineer, which Contract Documents are hereby made a part thereof, and incorporated by this
reference as if fully set forth herein.
A breakdown of the Contract price is attached hereto marked Bid Schedule and incorporated by
this reference.
Owner reserves the right to add or delete items from this list. The price of the contract shall be
adjusted accordingly. The price set forth herein includes any and all costs and expenses of
whatever source or nature for the work to be performed pursuant to the terms and conditions of
the Contract Documents.
If awarded the contract, the undersigned hereby agrees to sign said contract and to furnish the
necessary bonds within ten (10) days after being requested to do so by the Owner.
The undersigned has examined the location of the proposed work and is familiar with the Contract
Documents and the local conditions at the place where the work is to be done.
The undersigned has checked carefully all of the above figures and understands that the Owner
will not be responsible for any errors or omissions on the part of the undersigned in making up this
proposal.
The undersigned hereby certifies that this proposal is genuine, and not sham or collusive, or made
in the interest or in behalf of any person not herein named, and that the undersigned has not directly
or indirectly induced or solicited any other bidder to put in a sham proposal or any other person,
firm or corporation to refrain from bidding and that the undersigned has not in any manner sought
by collusion to secure for himself or herself an advantage over any other bidder.
