GROUND LEASE OF 527 STATION AVENUE

The Town of Yarmouth is seeking qualified proposers to lease a portion of Town-owned land, located at 527 Station Avenue (Map 97, Parcel 6), South Yarmouth, Massachusetts, as further described in this Request for Proposals (RFP). The lease will be for a term of ten (10) years, with an option for the Town to extend for an additional ten (10) years upon mutual agreement.

The minimum annual rent shall be $28,000.00, Triple Net (NNN), with two percent (2%) annual increases.

This solicitation is being conducted in accordance with Massachusetts General Law, Chapter 30B, Uniform Procurement Act, Section 16. All Lease Agreements must be strictly awarded in accordance with the requirements of this statute. The Town may waive minor informalities as permitted under M.G.L. c.30B §16.

Sealed proposals must be delivered to the Office of the Town Administrator, Yarmouth Town Hall, 1146 Route 28, South Yarmouth, MA 02664, no later than 3:00 p.m. EST on Monday, January 26, 2026. Proposers are responsible for timely delivery. Late submissions will not be accepted.

Proposals will be publicly opened immediately following the deadline. The Lease Agreement will be awarded within sixty (60) days.
