Additional Requirements:




  • 30' clear span warehousing minimum height.

  • 50’ minimum column spacing.

  • 10 loading docks with dock doors, each sized 10’ X 9’, equipped with hydraulic loading dock levers with a vehicle restraint system. 5 receiving and 5 shipping, all with trailer hooks.

  • The site requires secure perimeter fencing and gates to the wareyard and parking per code.

  • Minimum two 18’(tall) x 141/2’(wide) roll up doors (yard access).

  • Specialized rooms, including:

    • Dyno and Hazmat room with specific HVAC and electrical requirements (hazardous materials anticipated include petroleum, paints, and thinners consistent with a vehicle maintenance/manufacturing facility).

    • Vetronics Clean Room: Minimum 31.9’ x 42.2’ with HEPA filtration system, and Anti-static floor.



  • Adjacency requirement: no shared buildings with non-DOD agencies due to security requirements.

  • Wareyard requirement:

    • Accommodate 50-foot tractor trailer storage containers.

    • Minimum size of 247,000 square feet.



  • Vehicle and logistics intake:

    • Must accommodate tractor trailers ranging from 20 feet to 70 feet (with trailer attached).

    • Turning radius must support full tractor trailer movement or include a passthrough drive for docking.



  • Warehouse must be able to accommodate:

    • Vertical retrieval system (VRS) units (in addition to 25-foot rack system).

    • Radio frequency (RF) line for RF guided Turret trucks.





Offered space must meet Government requirements contained in both Prospectus PWA-01-SU26 and in the RLP/Lease to be issued, including but not limited to requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).
