General Services Administration (GSA) seeks to lease the following space:

Additional Requirements:
-The warehouse floor must be finished with sealed concrete flooring, base cove, and paint.
-If windows are provided, exterior grilles are required to deter forcible entry.
-A minimum of 20 feet clear ceiling height is required.
- Needs one sectional overhead door as a complete unit produced by one manufacturer, including frames, sections, brackets, guides, tracks, counterbalance mechanisms, hardware, operators, and installation accessories, to suit openings and head room allowable. Door shall provide a minimum clearance of 15 feet in height and 15 feet wide and shall be constructed of steel, or fiberglass panels of a quality comparable to commercial standards. Door shall be grade level. Overhead door must be able to be locked.
-Concrete apron must be provided at the overhead door. Apron shall be door width plus 2' minimum in front of the door; slope to drain (must meet ABAAS requirements).
-Heating system must be capable of maintaining a temperature of 55 degrees Fahrenheit minimum throughout the space.
-Lighting level must be provided at a minimum of 10-foot candles measured at floor level.
-Six (6) standard electrical duplex outlets (ll0V, 20 amps) are required in the warehouse area. These standard electrical outlets must be installed 44" above the finished floor.
-Alarm system is required that will be managed by the government.
- Must have clear span of 20’ by 50’ with no pillars or supports.
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance or 0.2-percent-annual chance floodplain (formerly referred to as “100-year”/“500-Year” floodplain).
Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under a lease in Highlands Ranch, Colorado, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
