Garage Repairs at Dulles State Office Building

OGS D&C Project #47191 contracted KS Construction to complete the garage resurface project. A portion of the project was to repair and resurface the 4th and 5th deck of the parking garage. The product chosen for the waterproof traffic membrane was a Tremco product. Damage occurred to the Tremco surface of the 4th and 5th deck during normal snow removal activities during the last winter season. The surface was damaged in numerous locations by the snowplow causing deep scratches and gouges. These gouges must be repaired quickly to avoid water infiltration. The manufacturer's (Tremco) representative stated the original contractor should complete any necessary repairs with the original Tremco product to maintain any warranty still in place on the overall project.

Vendor needs to ground out the damaged areas back to solid concrete and re-apply the Tremco waterproof system to avoid any water infiltration. This should be completed prior to the next winter season as Watertown receives heavy snow and ice during the winter season. The Tremco waterproof membrane consists of multiple layers to include a base layer, wear layer, and topcoat with aggregate for added traction.

We intend on directly engaging KS Construction Inc. to maintain the three-year warranty provided under project 47191.
