BACKGROUND
A Direct Lease with the option to purchase is a form of acquisition that allows the United States Coast Guard (USCG) to enter into a Construction Agreement in support of its Family Housing needs in the Richmond County area of Staten Island, New York City (NYC). The USCG will utilize these units for eligible family members who are stationed in the local area. The USCG expects to enter into a lease prior to the start of construction with lease implementation commencing once the homes have been cleared for beneficial occupancy.
PROJECT SCOPE/DELIVERABLES
- USCG is seeking up to 150 homes, with a mix of three-bedroom (60%) and four-bedroom (40%) units.
- 10% of the homes must meet the Americans with Disabilities Act (ADA) family housing guidelines.
Properties should be located within the Richmond County, Staten Island and areas in New Jersey that are within 30 miles of the existing Coast Guard facility located at Ft. Wadsworth, Staten Island, NY. All interested builders and developers are encouraged to provide the availability of their offerings. Eligible properties must adhere to all local, state, and federal codes/standards. Properties must be co-located within the same subdivision. The Lease would be for One year with up to Four options years to extend the lease term. The lease would be at full market rate.
PROPERTY IDENTIFICATION CRITERIA
Once USCG has an opportunity to utilize the homes and confirm they meet the operational needs it will begin processing the option to purchase.
Additional Criteria Include:
