Facilities Needs Condition Assessment / Capital Reserve Analysis

The City of Benicia has a total of 23 of 36 total structures/ buildings throughout the City that require facilities needs condition assessment and facility reserve study noting construction defects, components which appear to exhibit less than expected useful service life, and building systems which are at or nearing end of their estimated useful life. Systems include but are not limited to substructure, shell, conveyance, roofing, electrical, plumbing, pumps, heaters, site, and fire protection systems. Items $3,000.00 dollars or less will be considered part of routine maintenance and would be omitted from the analysis. The reserve study will include a total cost per building to perform maintenance and replace equipment. A letter grade or score will be needed for each building based on its current condition.
