The work consists of the complete demolition and removal of the existing building and all associated site improvements at 1110 West South Boulevard down to the building pad, including but not limited to roofs, canopies, walls, windows, doors, floors, and foundations. All interior components such as ceilings, baseboards, flooring, doors, frames, hardware, and windows shall be removed, along with all plumbing, mechanical, HVAC, sprinkler, and electrical systems, including piping, ductwork, controls, and associated equipment. Utility lines for water, sewer, gas, and fire protection shall be properly disconnected and capped beyond the building pad as indicated in the contract documents. The existing pool shall be filled, compacted to 98% density, and graded to match surrounding terrain for mowing. Remaining site elements designated to stay, including existing fencing, curbs, sidewalks, and drives, shall be protected throughout construction. Temporary erosion and sediment control measures shall be installed and maintained in accordance with Alabama Department of Transportation Standard Specifications Section 665. All work must comply with applicable federal, state, and local codes, and the contractor shall obtain required permits, coordinate with utility companies for service disconnections, and legally dispose of all demolition debris off-site at an approved facility. Hazardous materials, if present, shall be handled per regulatory requirements, including EPA Section 608 refrigerant recovery, and asbestos or lead-containing materials must be removed and disposed of in accordance with environmental regulations.
