Pre-Engineered Metal Building (PEMB)

1. Project Overview

The City of Cumming, Georgia ("City") is soliciting sealed proposals from qualified contractors for the
design, engineering, fabrication, delivery, and erection of a pre-engineered metal building (PEMB). The
project includes all materials, labor, and services necessary to deliver a complete and functional
structure, including foundation, insulation, doors, and drainage systems.

2. Project Location
(C) The City of Cummings Bethelview Road Advanced Water Reclamation facility.

3. Building Specifications
3.1 Dimensions

Width: 60 feet

e Length: 80 feet

e Eave Height: 20 feet

* Clear span preferred (no interior columns unless approved)
3.2 Structural Requirements

Pre-engineered steel building system

Design must comply with:

o Georgia State Minimum Standard Building Code

Structure shall be engineered and sealed by a licensed professional engineer registered in the
State of Georgia

* Design toads must include:
o Wind load per local code requirements
o Roof live load requirements

4. Building Components

4.1 Roof System

* Minimum 26-gauge metal roof panels

* Galvalume or factory-painted finish

(R) = Minimum slope: 1:12

Include ridge cap, closures, sealants, and all required trim
4,2 Wall System

*(R) Minimum 26-gauge metal wall panels

Factory finish with color selected by the City

* Complete trim package for all corners and openings

5, Openings
5.1 Man Doors
* Quantity: 2
Minimum size: 3' x 7'
Insulated hollow metal doors
Includes frames, thresholds, weatherstripping, and locksets
5.2 Roll-Up Doors
e Quantity: 3
* Size: Contractor to propose standard commercial dimensions
Operation: Manual or chain hoist
e Include weather seals
Provide alternate pricing for motorized operation

6. Insulation
e -2-inch closed-cell spray foam insulation applied to interior surfaces of walls and roof
* Installation shall meet or exceed local energy code requirements
Uniform application with proper adhesion and finish

7. Foundation

7.1 Concrete Slab

Grading for slab

Monolithic 1' wide 4' deep footer around perimeter of slab for metal building posts
Thickness: 6 inches 4000 psi

4" of gravel base

Plastic vapor barrier

Welded wire mesh

Reinforcement: Contractor to specify (fiber mesh and/or rebar)

Vapor barrier required beneath slab

Subgrade shall be properly compacted

Anchor bolts installed per engineered drawings

7.2 Finish

Smooth trowel finish suitable for municipal storage or light industrial use

Control joints installed as required

8. Drainage System

Continuous gutters along roof eaves

Downspouts spaced appropriately

System designed to direct water away from foundation
Pre-finished metal to match building

Gutters to drain above ground

9. Scope of Work

The selected contractor shall provide a turnkey project including:

Engineering and stamped drawings

Permitting coordination with the City of Cumming
All materials and fabrication

Delivery to project site

Full erection and installation

Installation of insulation, doors, gutters, and downspouts

Construction of concrete slab

Site cleanup and debris removal

10, Permitting & Compliance
Contractor shall be responsible for:
o Obtaining all necessary permits
o Coordinating inspections
o Ensuring compliance with all local, state, and federal regulations

11. Proposal Submission Requirements
Proposals must include:
Lump sum cost with detailed breakdown
* Project schedule (design, fabrication, construction)
List of exclusions and assumptions
Qualifications and experience with similar municipal projects
e Minimum of three (3) references
Proof of insurance and contractor licensing in Georgia

12. Evaluation Criteria
Proposals will be evaluated based on:
Cost effectiveness
Contractor qualifications and experience
Proposed timeline
* Quality of materials and approach

Completeness of submission
