DIVISION 1 - GENERAL REQUIREMENTS
Definitions:
Furnish: Shall mean purchase and deliver materials to project site ready for installation.
Install: Shall mean placing furnished materials in place where indicated on drawings and/or in
specifications.
Provide: Shall mean furnish and install as defined above.
Section 01010 - Summary of Work
The approximately 100-year-old theatre building currently has interior historic and other interior
lighting features within its historic lobbies and audience chamber that require upgrades to current
lighting efficiency and manufacturing requirements. The more than 135 different types of historic
light fixtures, light coves, illuminated seat end panels and some newer fixtures were installed as
part of the facility's renovation in 1999-2000. Fixtures and lamps from the original construction
and renovation were incandescent and/or halogen. The dimming system installed at the time of the
renovation is and currently remains technology intended for dimming/fading incandescent lamps, not
more contemporary dimming/fading of "driver" controlling LED's. To keep up with currently available
lighting lamps/fixtures, the dimming system will, over time/phases require upgrades to/replacement
of electronic processing and dimming modules that are compatible with LED's. The Architectural
Control Module adjacent to the House Dimming rack is not to have any reprogramming as a result
of this project. However, the Architectural Control Module is 26 years old and could fail at any
time for unknown or other reasons out of the control of contractors, manufacturers, theater
operators or facility owner. It is recommended that the programmed preset dimming curves for
each of the three wall mounted control stations is documented such that these presets/dimming
curves may be programmed into a replacement control module when the current module fails or is
otherwise replaced. This project is intended to be the first phase of that transition - which includes
documentation of existing fixtures, lamps and dimming module circuits/fixture connections. While
original renovation construction document electrical drawings indicate locations of fixtures and
dimming rack, they do not indicate current lamping by fixture, the lumen level of those current
lamps, nor which fixtures/lighting features each dimming module is connected to.
The project includes documentation of all fixtures/lamps in the historic lobbies and audience
chamber, select re-lamping of lighting features associated with Means of Egress (MoE) lighting,
replacement of fixtures associated with MoE lighting, and/or difficult to reach/access fixtures or
lamps. The project also includes some Alternate bids for some historic lobby and audience chamber
lighting features specific to this historic atmospheric theater.
Section 01030 - Bid summary list
Base Bid: Research and document existing conditions associated with lighting in historic lobbies and
audience chamber including control location/dimmer module number, current lamping
(shape/type/wattage), current lumen output per lamp/fixture, and current lamp color/color
temperature. Replace select fixtures/lighting features associated with MoE lighting, and re-lamp

select existing fixtures/features as noted on plans and/or in fixture schedule. Bid form also
includes request for contractor staff hourly rate schedule and materials/product markup
percentage to be used as basis for any change in scope of project during the
construction/execution of the project.
Alternate Bid No. 1: Replace incandescent lamps in proscenium arch coves (5 ceiling, 2 arch) with
like kind incandescent lamps.
Alternate Bid No. 2: Add electronic timer switches (within new junction boxes attached to existing
fixture junction boxes) and replace incandescent lamps with LED lamps in 78 "star" fixtures above
"sky" ceiling of audience chamber.
Alternate Bid No. 3: Replace neon up light in cove around perimeter of domed ceiling of mezzanine
lobby with 120VAC RGBW LED tape adjusted to color and lumen level that matches the current
neon.
Alternate Bid No. 4: Replace sheet metal buss and lamp socket translucent blue incandescent
lamps with 120VAC RGBW LED tape to match color and lumen level of the current incandescent
lamps at perimeter "sky" ceiling cove. Also add additional power supply, DMX decoder and 24VDC
RGBW LED tape at Northeast and Northwest corners of audience chamber behind faux buildings
to create and digitally recordable sunrise (East) and sunset (West) "show" sequence.
DIVISION 1 - GENERAL REQUIREMENTS
Section 01035 - Modification Procedures
No modifications or deviations from drawings or specifications may occur without written approval
by owner and Architect using a form that includes signatures by owner, contractor and Architect.
See Section 01631 regarding substitutions.
Where clarification to drawings or specifications are requested by the contractor they shall be in
writing and shall reference specific drawing and/or portion of specification. Any deviation from
drawings or specifications initiated by other than or without written approval of the Architect, shall
make the entity (ies) initiating and/or approving the deviation responsible and liable for the
deviation.
Modifications that affect cost or performance shall be presented in writing for review by owner
and Architect. If determined acceptable, approval to occur via a written document prepared by the
Architect and signed by contractor, owner, and Architect.
Section 01040 - Coordination
The prime contractor (directly contracted with owner) shall be responsible for coordinating
schedule, workforce and payment requests of all material suppliers, subcontractors and its own
workforce. Prime contractor shall have an individual representative on site, during performance of
any work, who shall respond to inquiries or other requests from subcontracted entities. Prime
contractor shall schedule and record all coordination meetings held with subcontracted material
suppliers, subcontractors, and employees.
Inquiries or requests beyond formal submittals required by section 01300 shall not be made of
the Architect without prior approval of the owner.
Section 01200 - Project Meetings
Project meetings attended by Architect, owner, prime contractor and subcontractors shall be held
on a schedule agreeable to the owner. Project meeting agenda shall at a minimum include 1) Status

of submittals, 2) Work progress in relation to established schedule (including delays requiring
schedule extension), 3) Requests for information/clarification, 4) Requests for modifications, 5)
Substantial or final completion status (including warranty submittals), and 6) Submittal and
approval of payment requests.
Payment requests shall be prepared and submitted for review not less than 6 business days prior
to the scheduled meeting. If, based upon construction site observations by the owner or Architect
prior to the meeting, the payment request requires modification, the contractor shall bring modified
version of payment request to meeting for approval and basis for progress payment.
Section 01300 - Submittals
Submit material samples, shop drawings, and material information for the following:
- 09910 - Painting (interior)
- 26231 - Existing Packaged Engine Generator System (bypass relays)
- 26410 - Electric Timer Switches
- 26511 - Existing Interior Lighting
- 26512 - New Interior Lighting (including accessories)
- 26570 - Theatrical (House) Lighting Dimming System
- 26721 - Existing Firer Alarm System (added relay module)
See each applicable specification section for submittal requirements. All submittals shall be made
prior to ordering of materials or commencement of work.
Section 01500 - Construction Facilities and Temporary Controls
All work shall occur during times as agreed to by owner. Contractor shall be responsible for new
material storage in locations agreed to by owner.
Work force parking and contractor project and material storage locations shall be
coordinated/approved by owner.
Contractor shall protect all existing finishes and features from damage or soiling during course of
work. All materials and packaging shall be removed from facility daily.
Section 01631 - Substitutions
No substitutions are permitted at time of bidding without prior written addendum issued to all
bidders prior to bid due date/time. Bidders, at their option, after first providing bid for that drawn
and/or specified, may submit a voluntary alternate bid with proposed substitution - inclusive of
supporting documents for review and comparison to that drawn and/or specified. The owner has
limited ability to consider voluntary alternates as the evaluation and award of contract is to be
based on equal work/material competitive bids.
Proposed substitutions following accepted bid and contract signing are discouraged. If proposed,
however, they shall be in writing requesting consideration. No substitutions will be considered
without proper supporting documents and reason for request. If substitutions, following review and
consideration, are approved, a document prepared by the Architect shall be prepared for
signatures by the owner, contractor and Architect.
Section 01700 - Contract Closeout
Closeout of project shall not be considered until all requirements of contract documents (including
completion of Architect prepared punch list items) and submission and approval of both prime
contractor and material manufacturer warranties indicating beginning and end dates of such
warranties are completed. Final payment request shall be in accordance with owner requirements.

Section 01732 - Selective Demolition
Cover/project existing furniture, fixtures and finishes prior to execution of work. If work extends
beyond "dark" (no performances booked) period of facility, remove protective materials and debris
at the end of each workday.
All removed/demolition material shall be removed from site and legally disposed.
Section 01740 - Warranties
Prime contractor shall provide written labor and workmanship warranty for period of not less than
one year starting on the date of substantial completion established during project closeout
following completion of all punch list items.
Product manufacturer warranties for each product that includes a warranty, shall be submitted at
same time as prime contractor labor and workmanship warranty.
DIVISION 9 - FINISHES
Section 09910 - Painting
Submit product information and minimum 3" square color samples for review prior to ordering any
material.
Protect adjacent finishes (ceiling, walls, floor) when removing existing fixtures and installing new
fixtures.
Paint damaged finishes and new fixture trim with appropriate low or no VOC water based interior
paint/glaze to match adjacent color (s) and sheen.
Paint exposed new fixture trim to match adjacent ceiling finish/color where indicated on fixture
schedule.
Color and sheen to be approved by Architect. Note that a copy of original finish paint colors and
sheens is available from facility 1999-2000 renovation record documents if requested.
DIVISION 26 - ELECTRICAL
Section 26075 - Electrical Identification
Electrical panel circuit identification shall be modified/updated where modifications occur.
Complete empty cells within light fixture schedule (lamps, CCT, lumens, rated lamp life) as required
by base bid.
See 26570 for identifying dimmer module circuits within dimmer rack.
Section 26080 - Electrical Testing
Following cleaning and renovations to existing dimmer rack/modules and new lamps/fixture
installation, test for:
- Color temperature of fixtures/lamps to match specified color.
- Lumen level to match specified level.
- Dimming/fading of fixtures/lamps/features with new lamps/fixtures and dimming system
modules for smooth/non-shimmer/flash fading.
See sections 26512 and 26750 for testing of dimming of new fixtures and dimming modules.
Section 26120 - Conductors and Cables
Where new fixtures or modifications to existing fixtures/features require new or replacement
wires/conductors, the conductors shall be NEMA rated and size/type conforming to NFPA 70
and the fixture manufacturer.

Section 26130 - Raceways and Boxes
New raceways, if required, shall be sized to meet NFPA 70 and satisfy product manufacturer
requirements. New junction boxes (including for timer switches as part of Alternate Bid 2) shall be
NEMA rated and comply with NFPA 70.
Section 26145 - Existing Lighting Controls (not connected to theatrical dimming system DR1)
Existing lighting control stations (CS1 and CS2 on stage side of proscenium wall at stage right
and CS1 at door from Foyer 1-05 to Orchestra Seating 1-01 that is closest to Historic Lobby 1-
06) are to remain. The preset controller/buttons (CS1, CS2 and CS3) communicate with the
Unison Architectural Controller adjacent to the House dimming rack via lighting contactors (LC1,
LC2 and LC3) located in the Main Electric Dimmer Room B-49. The two light switches just below
control station CS1 adjacent to door from Foyer 1-05 to Orchestra Seating 1-01 turn off/on all
historic lobby lights (of which some are MoE lights) and MoE aisle lighting ( illuminated seat end
panels [DDD and EEE] /step lights [BBB and CCC]), Orchestra Level aisle railing lights [AAA]).
See section 26231 for testing of existing lights/lighting circuits connected to emergency
generator via panels LBE1 and LSE1. See section 26721 for addition of a bypass relay between
existing Fire Alarm notification appliance and lighting contactors associated with these two light
switches and the emergency circuits in dimming rack DR1.
Section 26231 - Existing Packaged Engine Generator System
Submit product information sheets regarding added bypass relays (if required) for review prior to
ordering any material.
Means of Egress lighting in historic lobbies and audience chamber and select other electrically
powered items in the facility are connected to electrical panel LBE1 (125A MCB 208Y/120V 3-
4W 10,000 AIC) which is connected to an existing natural gas powered generator meeting
NFPA 70 article 700.3, NFPA 110, NFPA 111, IBC sections 2702.2.6, 2702.2.14, 1013.6.3,
1008.3 and capable of powering the electrical load of those items for a period of not less than
90 minutes following loss of primary power. As an Emergency (not Standby) generator, the
automatic transfer to generator power via generator start and the automatic transfer switch
occurs within 10 seconds of loss of primary power. The generator, panel LBE1, and auto transfer
switch are located in "House Electrician" room B-51 in basement. Electrical panel LSE1 (40A
MCB 208Y/120V 3-4W 10,000 AIC), located in Audio Equip Rack Room 2-07 is also
connected to the generator. LSE1 is located immediately adjacent to electrical panel LS3. See
drawings for notes regarding moving select lighting circuits serving historic lobbies from LS3 to
LSE1 such that those light fixtures/features are connected to the generator circuits. See
drawings for which light fixtures are connected to panels LBE1 and LSE1.
According to 1999-2000 renovation drawings two emergency relay connections exist as well
as an emergency control circuit for the House Dimming System to cause MoE lighting
circuits/fixtures to bypass "on at full illumination" if primary power is lost and generator is on.
Test both the emergency relays and dimming system emergency control circuit to confirm that
upon primary power loss, the EM generator and panels LBE1 and LSE1 power on all current
fixtures plus ceiling cove at West end of Foyer 1-05 connected to these panels to 100 %
illumination level.
If test does not cause all lights connected to panels LBE1 and LSE1 to turn on to 100 %, add
bypass relay (s) within Main Electric/Dimmer room B-49 between power to panels and lighting

contactors and dimmer circuits to cause this to occur.
Section 26410 - Electric Timer Switches
Submit product information sheets for review prior to ordering any material.
CZH-LABS.com OONO AC 115/230V Blinking Flasher Module Model: F-1042.
Provide switches within new NEMA junction boxes attached to existing junction boxes that are
part of 78 existing "night sky" ceiling "star" light fixtures in the attic above the ceiling under
Alternate Bid no. 2. Switch settings for off and on times shall be adjusted such that each of the
78 fixtures on and off times are different.
See drawings and light fixture schedule for additional information.
Section 26511 - Existing Interior Lighting
Submit product information sheets for review prior to ordering any material.
Existing light fixtures/features to receive replacement LED lamps are noted in fixture schedule
and on drawings. New lamps shall have size/shape/color, clear or frost, color temperature, lumen
level, and minimum lamp life indicated. Submittals shall indicate which light fixtures each lamp is used
for/within including all fixture/lighting feature types listed in the light fixture schedule regardless if
receiving new lamps or documentation of existing lamps.

Section 26512 - New Interior Lighting
Submit product information sheets for fixtures and accessories for review prior to ordering any
material.
Contractor shall confirm new fixture is compatible with existing fixture housing and/or installation
prior to preparing submittals for Architect's review.
Fixture manufacturer and model and/or performance are listed in light fixture schedule.
Upon Architect's review of fixtures, order, deliver and install a single fixture to test with dimming
system/modules to determine compatibility of fixture and modules. If test results are acceptable,
order, deliver and install all of fixtures specified/scheduled.
See drawings for additional information.
Section 26570 - Theatrical (House) Lighting Dimming System
Submit product information sheets for review prior to ordering any material.
Existing manufacturer rack and module information:

Note that this control module is 26 years old. While there is no plan or need to change the
settings or programming of this controller as a part of this project, if this controller fails due to
age or work on this project, the expense to replace the control module including programming the
new module as the current module will be significant.

Submit documentation of all current dimmer circuits/modules and which light fixtures/features each
circuit/module controls plus product information sheets of new fans and electronic/processing and
dimming modules for review prior to ordering any material.
New electronic/processing and dimming modules shall be manufacturer's most current generation
that are compatible with existing racks/busses and designed to be compatible with LED drivers
and lamps.
Remove all modules from existing rack, clean rack, replace 3 cooling/exhaust fans at top of 3
racks, replace air filters, install 3 new electronic/processing modules, new dimming modules for
circuits serving new LED fixtures (as indicated in fixture schedule), and existing dimming modules
for circuits to continue controlling incandescent lamps/fixtures. As there are 6 type AA (currently
500W [to become 40W]), 2 type BB (currently 250W [to become 20W]), 12 type T1
(currently 50W [to become 8.5W] and 18 type T2 (currently 50W [to become 8.5W]) the total
connected wattage of these lights is 5000 [to become 535]. For sake of bidding, it shall be
presumed that not less than 10 of the 103 dimming modules will require replacement to
power/control new LED type AA, BB, T1 and T2 fixtures. Test all modules for performance with
lamps/fixtures. Provide not less than two 1-hour training sessions to owner and facility operations
staff. Video record training sessions and turn video file over to Architect/owner.
See section 26512 for process in ordering/delivering/installing and testing new fixtures connected
to new modules/circuits.
Provide typed identification of each module and light fixture (s) and feature (s) they control.
According to 1999-2000 renovation drawings two emergency relay connections exist as well

Section 26721 - Existing Fire Alarm System
Submit product information sheets for review prior to ordering any material.
The facility has an existing Notifier Fire Alarm (FA) System including panel, controls, initiating
devices and notification appliances. The system is not known to cause MoE lighting within historic
audience chamber aisles to rise from 0.2 footcandles to 1.0 footcandles upon activation of the fire
alarm system.
Add a Notifier FRM-1 relay control module in the junction box of the existing FA notification
appliance (horn/strobe) in Main Electric/Dimmer Room B-49. Provide bypass relay and wiring
between relay control module, lighting contactors (LC1, LC2, LC3) and emergency control circuit
associated with the House dimming system to override control switches/controls to cause the
connected lights to turn on to 100. % illumination level.
See drawing sheets E3-1, E2-2, E2-6 and E8-2 for location of FA notification appliance, lighting
contactors, and dimming system emergency control circuit.
