Scope of Services
2.0 SCOPE OF SERVICES
The Project includes the design of a 602-student station three story building addition on the existing school site. The building will include classrooms and offices as well as utility rooms and storage. Florida Statutes 287.055 (10)(g) allows the School Board to contract with a design professional for the reuse of existing plans from a prior project of any school board without requiring a public notice or the utilization of a selection process. This new building is based on the prototype school (CC), which was designed by Zyscovich Architects and Board approved for design January 20, 2026. The prototype school was designed with the intention of adding a wing that expands its capacity if needed by SDOC. The project will be built using Tilt-up concrete panels / Precast concrete panels, or concrete blocks or a combination thereof (whichever is most efficient and cost effective) to high performance building criteria based on a minimum desired Energy Use Intensity (EUI) and a 0.20 CFM/SF maximum air leakage. The incorporation of steel structure, and low slope flat roofs will be a part of the design to further develop building efficiency. Design Schedule
1. Schematic Design/Design Development Submitted to SDOC: March 20, 2026
2. Construction Documents Submitted to SDOC: June 19, 2026
3. 100% submitted to Code Compliance Office for Plan Review: July 10, 2026 Proposed Construction Schedule
1. Construction Start: August 17, 2026
2. Substantial Completion: April 14, 2027
3. Final Completion: August 13, 2027 Construction Budget: $16 million
