The City is seeking a qualified Proposer to provide Construction Management at Risk (CMAR) services for City Park Complex. The current proposed location for this project is on multiple City-owned parcels generally located at 1411 9th St W, Bradenton, FL 34205, that encompass approximately 42 acres combined. Multiple existing buildings are located on these parcels some which the City will have demolished under a separate contract ahead of the construction and some that will be part of this contract. Design services have been obtained and awarded through a separate contract. The selected CMAR shall coordinate with the City’s selected design consultant.
City Park will be a community complex anchored in Bradenton’s long history with baseball. The project will be built in four (4) phases to allow for the relocation of existing facilities and complete property acquisitions. City Park is envisioned as a park where community events such as concerts, markets and art festivals can take place. It can also host a number of baseball events, existing and proposed, such as league tournaments, school teams, spring training and Marauders games. A significant aspect of City Park is the collaboration between the Police Athletic League, G.D. Rogers Garden-Bullock Elementary School, the Pittsburg Pirates and the City of Bradenton. The park will encompass approximately a total of 42 acres when all phases of the project are completed.
The park will be composed of some seventeen (17) different parcels with a complicated collection of individual stormwater systems. The city’s design team will provide a uniform stormwater system that will be part of the scope of construction. This system will include a network of existing and new pipes with multiple retention areas built in different phases. It is imperative that the selected CMAR retains one site and utility contractor throughout the length of the project which will take several years.
City Park will also include the construction and modification of several baseball fields, both natural grass and artificial turf. The baseball fields will be typically composed of the play field plus, bleachers, batter's box, catcher's box, dugouts, and on-deck circles. All the fields will have stadium, high mast lighting. The selected CMAR will need to provide evidence of previous experience in the construction of sports complexes and facilities. Another significant component of the park is the construction of food concessions and restrooms to complement the baseball and community activities. Landscape, hardscape and parking construction will all be trades where the selected CMAR and the subcontractors will need to show experience and expertise.
