Construction Manager at Risk (CMAR) Services for CCADF Phase 3 Kitchen Relocation [STEP 1]

Collin County is seeking sealed responses from qualified firms to select a Construction Manager at Risk (CMAR) firm to provide pre-construction and construction services to construct the CCADF Phase 3 Kitchen Relocation funded by the Collin County 2023 Bond funds.

Project Description:

The construction-manager-at-risk (CMAR) will be contracted directly with the County and is expected to provide assistance to the County and its representatives prior to construction; offering budget, schedule and constructability advice during the project planning and design phases. The CMAR will convert from an advisory role to the contractual role of the general contractor. The project is intended to be completed in one (1) phase only:

Phase I: CCADF Phase 3 Kitchen Relocation

This project will include the demolition and renovation of approximately 14,200 sq. ft. of the old level 0 book in area into a new kitchen that will serve all current jail population.

Owner’s Total Project Budget: The Owner has established an Estimated Total Project Budget amount as identified below, which includes Design Fee Services, FF&E, the Pre-Construction Phase Services, Construction Services, Contingencies, and Owner Construction Allowance.

Phase I: CMAR - CCADF Phase 3 Kitchen Relocation - Total Project Budget: $11,559,000.00.

The opinion of probable construction cost for this contract is $9,200,000.00

Pursuant to Government Code Section 2269.056 the Collin County Commissioners Court has determined that the Construction Manager at Risk (CMAR) construction delivery method provides the best value for the County.
