SUNY Upstate Medical University is seeking to lease commercial space within preferred zip codes 13202, 13204,13210 and meeting the following criteria:

Gross Square Feet- Approximately 75,000

Space located on no more than two contiguous floors with a dedicated internal stairwell between floors.

Space must include a combination of secured and climate-controlled areas.

Open structural framing plan to minimize build out costs.

Private restrooms within the space.

Secure electronic entrance and elevator access.

One hour response to emergency calls 24hrs/day/seven days /week.

Entrances and restrooms ADA accessible, entire space compliant with current fire and building codes.

A minimum of 60% of the exterior perimeter of the space can provide direct and indirect daylight.

Loading dock required: minimum 1 bay, 2 bays preferred

Heavy duty floor loading up to 300 PSF on minimum of 2000 SF.

Secure and safe parking for a minimum of 30 employees within one block of the space.

Expected lease term- Five or Ten years, depending on Landlord incentives .

Occupancy Q4 of 2026

Hours of operations 24/7.

Proposals needed no later than June 13, 2025.
